Hi! I am a REALTOR looking to help direct a client into the best possible investment property somewhere along the Florida coastline.  Would love to hear from those of you that purchased in Florida strictly to run an Airbnb Rental property.  Home vs condo? Location? Amenities? Local Attractions? Rules and Regs in certain areas that should be considered? Anything you wish you would have known before purchasing or anything you would have done differently?  Looking forward to hearing from you all.  🙂

I think you need to start by checking which areas in Florida have STR restrictions in place on Airbnb and elsewhere and I am sure you know as a realtor that many HOAs have restrictions around STRs.

Use your knowledge as a local realtor to identify properties that best suit your client's requirements and are also suitable for the sort of guests they want to attract in terms of local amenities and attractions @Christina998

I am a Realtor in Pinellas and Manatee county. I have helped clients buy homes or condos specifically for the use of Airbnb. I, also, have my own Airbnb. Unfortunately, there are no straight forward answers. It does take more work but it is definitely possible to find something. 

Each municipality has it's own regulations. On top of this, each condo association or HOA also has it's own regulations. The condo/hoa will be enforced the hardest. There is a lot of user error from Realtors entering this information on the MLS. So, definitely double check with the association. I always recommend my clients double check with the city as well.
