@Carlos300 I don't rent in New York, I don't intend to rent in New York and, because your country will not allow me to get an ESTA I very much doubt I will visit New York anytime soon. So why would I read a totally irrelevant document?

I'm rather confused you say you only want to talk to New York hosts and want to rally them - so why wouldn't you do this through the New York Airbnb Host Groups on FB where there are many more New York hosts then there are on this international community.

 

If you'd rather not use a direct channel to engage hosts you want to target absolutely up to you - but seems rather self-defeating 🙂 @Carlos300

It's difficult for us outside of NY to actually see what is going on. Anything we to try to read on the internet simply gets blocked with pop-ups of details of joining something, or advertising.

But from what I can see, little has changed since 2021 as far as hosting restrictions are concerned, the new laws are addressing host registration. With an estimated 40,000 STR properties in NY estimates say possibly 1/3rd of those are operating unlicensed. Enforcement of these requirements has been delayed or postponed until September 5th.

But from what I can see, this is not further restrictions, it's just the city wanting to get a handle on who is doing what!

Hey, I do agree with you to a point but I am probably more in @Mark116  Mark's camp!

Airbnb gave an undertaking to the NY city authorities they would get tough on hosts who would not comply by the rules back before Covid. But nothing has happened, there are more unlicensed/unregistered hosts now than there were back then.

 

The consensus is that Airbnb's goal is to earn more money and they will find a way to do it, and if some hosts get trampled on in the process, that's just too bad, every business has its casualties.

"The plaintiffs called for a stop to the rules before enforcement began. OSE originally planned to start enforcing the new rules in May. It first postponed the deadline to July before putting it off once more to Sept. 5.

In an email sent to hosts Thursday afternoon, Airbnb applauded the change, noting that the July 1 enforcement deadline would have taken thousands of listings off the market right at the height of the summer travel season.

 

“We are happy to report that the summer bookings of guests and Hosts will not be affected,” the email says.

“Our hope is that prior to September 5, the City will accept our invitation to work together to find sensible solutions that allow regular New Yorkers to share their home,” the email continues. ”

 

There you go, Airbnb applauded the changes so it wouldn't affect their summer profitability, come September, who cares! Carlos, Airbnb have 'thrown you lot under the bus'

 

Carlos I don't envy your situation but as I said to you in another post, if we hosts do the right thing and give the authorities something to hang their hat on, they will negotiate as @Mike-And-Jane0  has said. I am sorry I can't offer anything other than that.

@Carlos300  further to my last post I have spoken to my godson who has a brownstone he lets on Airbnb and he has stated the current laws will not have any affect on his STR business. He has also pointed me to the Prohibited Buildings List which this law 18 is all about. 

What this law is doing is stopping illegal rents by NY tenants.

 

What it says is all building owners must (if STR is taking place) in their properties have their building included on the Prohibited Building List  (PBL) with the Office of Special Enforcement (OSE) and this law prohibits the OSE from granting registration for STR in any part of a building on the PBL!

The object of this law is for the protection of landlords who until now seem to have been unable to stamp out illegal STR in their properties. As fast as they get rid of one tenant another one pops up and starts doing the same thing somewhere else in the building. This law now puts a substantial fine of $5,000 or three times the revenue generated by the short-term rental for each such violation.

 

Carlos, I think the only hosts who need to fear this are hosts that are currently flying under the radar. Correct me if I'm wrong!

If He is One of the Extremely Few Who was Given a Local Law 18 Short Term Rental Registration Number, then He should Play the Lottery, because He is one Lucky Guy.

There are definitely new restrictions being put on the table September 5th. Hosts must now apply, pay and receive approval from the SEO in order to continue hosting. This may not seem like a big deal but the application process is absurd. For someone like me who hosts a bedroom in a two bedroom apartment, I would need to provide locks on all doors (impossible as only one bedroom has fire escape access and it’s illegal to lock that door), allow the airbnb guests access to the entire apartment including my personal bedroom, provide a floor plan, lease and other documents of proof of residence. On top of that, the city contacts your management company during the process and urges them to put themselves on a no-STR list. Most management companies and landlords will agree to that immediately. Also, you’re denied if there are any open violations in the building. Last time I checked, the city had only approved 0.04% of listings for these new rules.

I Paid My Non-Refundable $149. Fee to the Government

on June 1st and Still have Not Heard From Them !!

All Phone Calls and Emails to them are Not Answered.
