Sorry to bring this subject up again. It’s December 2024. I’m having a nightmare buying my own Buildings & Contents insurance now I have my 2 spare bedrooms on Airbnb. I live here permanently in the house. Where I CAN get a quote they restrict the number of nights to 28 or 90 (Admiral) PER YEAR! Has anyone found a reasonably priced insurer ??
@Julie5453 JL Morris insurance brokers claim to specialise in Airbnb so it may be worth giving them a try. I don't know if they will meet your definition of reasonably priced but I suspect they are GIVEN the much higher risk profile of Airbnbs.

Thank you. I did get a quote which was more than double my non-host price. The exclusions and excesses were extreme to say the least. Sadly, I won't be going through them. The quote was also underwritten by at least three different companies! Thanks again.

Aside from loss, the true nightmare is liability - guest falls downstairs etc. Airbnb May or may not provide coverage, but the guest will pursue both you and Airbnb.
Believe me Pete, I do want to have cover! My worry is a guest may burn my house down accidentally! I own my home outright & live in it, so I would be left with nothing. If they fell down the stairs that would be their own fault. We’re not as litigious here in UK 👍
