We're putting two of our bnb's up for sale. We have a few confirmed reservations in the upcoming months. We obviously don't know how fast the houses will sell. So how do we handle this situation to be fair to our guests? Any information would be appreciated. Thank you!

A local real estate agent would have information on average days on market in your town. For example, in my town, ADM is 7 days, but say in PA, it's 28 days. First you need that information, and limit yourself accepting booking only one or two months ahead.
Second, when you accept an offer and it passes your attorney review, you can dictate the closing date. If you only open your calendar one or 2 months at a time, you can just ask for a closing date after your latest booking.
@Mike-And-Jane0 You can sell a house in 24 hours but you can't actually close earlier than 21-28 days. Even if it is a cash sale, meaning no mortgage involved, it takes minimum of 3 three weeks to do attorney review, inspection and most importantly a title search to ascertain that the seller actually has the right to sell. That's rarely completed before 3 weeks.
@Sue799 you simply limit the booking window to the shortest time it will take to close the sale. In the UK this would be about 3 months - Amazed you can sell and close in a week in the USA.

When I was selling I just limited my bookings to only being open three months ahead @Sue799 as in the UK it rarely takes less than that amount of time to sell a property .
