I am a host in California but we are in the process of researching a move to Carmarthenshire or Pembrokeshire to be closer to my mum.

Really depends on demand and supply in your area for the sort of property you want to buy.
Good point. We are aiming to be not over 30 minutes to the coast. In the countryside. Likely to offer cottage accommodation for 2-4. And/or add glamping.
We’re in Scotland not Wales but have a similar minimum night requirement for our Business Rates. Previously it was no issue but this year will be a struggle as the bookings have stopped since the Summer Roll Out/Algorithm change.
Depending of the style/type of property may be better going down the route of agencies such as cottage.com etc that focus more on weekly rentals. On those sites allowing pets will help attract guests greatly too.
