I love this question. First and foremost, I'm always trying to add new amenities. The antique mansion I have listed on Airbnb is also my home--I evacuate the top two floors and nestle down into the basement apartment while guests stay. I think eventually I will find a way to be completely absent, but it's hard to want to be away from here!
Every amenity added is something which benefits myself as well, and so it's win-win. Every enhancement I make to the house and gardens are enhancements I myself also get to enjoy. Because the home sits upon 6.5 acres of botanical gardens containing rare plants, I've had a team of master gardeners come and catalogue every plant--I even started a landscaping company to tend to the place and attempt to restore the gardens to their former glory. It's quite an undertaking!
Being eco-friendly is important, and despite the cloudy days here in Hoquiam, I've implemented some solar solutions for the pathway lights and fountain (which I am still in the process of restoring!) I respond to guest inquiries immediately, but sometimes the app simply doesn't notify me of these messages, regardless of my notification settings. I'm not sure why, and this seems to be the case across all my devices.
Updating photos is of-course a must, and frankly mine are not that great. One does what they can. Adjusting pricing is much more difficult than I'd like. I love that you can change your listing to add a dollar amount per additional guest, but it seems difficult to do this for some dates and not for others, or to distinguish holidays such that they have a different pricing structure, or must be booked for a certain duration (for instance, I had someone book black friday months in advance, and this didn't have holiday pricing. Because of my cleaning time required, I was unable to book anyone for thanksgiving--this is a bummer!)
Anyway, I hope to further restore this home and grounds and would like to continue to market it as I believe whole-heartedly it is an exceptional and interesting location. I'm currently writing the application for National Historic Registry status--wish me luck!

For 2025, we’re excited to enhance our studios to make our guests’ stays even more memorable. This year, we’ve already added some festive Christmas decorations to our balconies, creating a warm and cheerful atmosphere for the holiday season.
One of our studios even has a garden, which we’ve spruced up with lights and decorations, making it the perfect spot to celebrate Christmas while enjoying the sea view.
We’ve always prioritized fast responses to our guests, and that won’t change—it’s part of what makes hosting so rewarding for us. We’re also exploring ways to continually improve our spaces, whether it’s by adding little touches that bring joy or by fine-tuning our listings to better reflect the beautiful experience we offer.
