Hi @Chippy3 I only have one listing, so I don't need anything to help manage it. I use Whatsapp to book my cleaner (who also does the laundry), and about 30% of guests like to Whatsapp during their stay, but mostly I stick with Airbnb messaging.
I know the general pricing for my listing area, and how it changes depending on time of year, as well as demand for shorter or longer stays.
I do know there is no non-human substitute for my personal input and long-term experience at hosting. I inspect after cleaning (and micro-clean if necessary). I check everything is perfect and in working order, etc. I don't need to save time, with just one listing, and I'd rather charge a little less than I might be able to get, in order to attract the longer stay academic guests which I get in Oxford, UK.

For me, communication is the most important tool, I manage my own listing and make sure guests always feel welcome and informed. Since I also handle cleaning and laundry myself, I stay organized to keep everything running smoothly.
Wifi is another key need, though reception can be spotty by the beach, especially when our community swells. Iโd love to hear what tools others use to improve connectivity and streamline hosting.

I use Rental Summary com to organize my listing calendars. It's a good free alternative for those who don't feel the need to use the big property management systems.
