Hello Community, considering handing over responsibility to a co-host for a new listing and wondering what percentage to offer. Here is a list of what we would expect them to handle:
creating a new listing including descriptions and photographs
handling bookings, emails, correspondence
Managing the calendar for rate changes etc
screening guests
In person guest contact when needed for checkins or basic things guests might need during their stay
cleaning and laundry
light maintenance
weeding, seasonal yard cleanup
coordinating emergency/non emergency repairs requiring licensed help
coordinating mowing/plowing
purchasing materials for cleaning, restocking etc
Not sure what percentage to pay someone else.
Basically everything needed to manage a listing except paying for expenses such as utilities, plowing/mowng, emergency repairs, etc.

Co-Host compensation varies widely depending on tasks assigned. It can range between 10% -40% generally. You sound like you might not be local and want a potential Co-Host to do most tasks including cleaning, yard maintenance, guest contact and all the platform duties including photos and setting up the listing. That is a lot of responsibility and the compensation would have to match that level of responsibility. This would be on the higher end of compensation; I should think (30%-40%). As was mentioned, it is of course dependent on local factors as well.
Be sure to have a signed contract outlining your responsibiities as well as the Co-Host responsibilities.
@Robert7191 I would work it via a reasonable hourly rate. If the property is expensive the financing costs and hence rates will be high but there is no more cleaning than if the property was cheap. Of course the required hourly rate will need to be higher in high wage areas.
