reservations

I have a guest staying in my house March 1- April 30 and she says she may have to stay longer. I have inquiries for May and don't want to turn them away. I just don't know if the current guest, who is working here in town and the job may extend, will be leaving or staying. Would you charge a deposit, or how would you handle this? If I turn someone away and this person leaves, I have lost $1500.00. What are your thoughts? Thanks!

Just be aware that as your reservation of March 1-April 30 falls under the long term stay policy (+28days) and as such your "usual" cancellation policy no longer applies to this booking.  

 

The longer term cancellation applies which means that according to the timeframe involved if your long stay wants to change her dates, an acceptance on your behalf is required or not.  Here is a link that explains this:

@Sara7987  I would make it very clear to your the guest that you are getting inquiries for her extension dates, and that it is very likely that someone else may book the property for those dates. Explain that the only way to guarantee her ability to extend is by booking the dates, and that any extension is subject to the current cancellation policy. Full stop. This is what any hospitality business would require.

 

Also, I recommend that you either call Airbnb to extend the booking under the existing cancellation policy, or to have the guest create a new booking for the extended dates. 

 

If there is one thing I’ve learned, it’s to not rely on what a guest says they will or might do.

You can always offer the existing March 1- April 30 guest a timeline to decide and let you know, or  from there onward is 'first come, first served'; not fair to you to be in a state of limbo.

@Sara7987 Does your state law give the guest tenants rights? If so you may have an issue......
