Helo @Quincy and @Bharathi3 . Sorry for the delay. I am happy to add on the following cues to aid Bharathi and anyone alike.
My 12 commandments of Listing creation: Take the Lead.
I am sure you hold an account by now- you just have to log in. If not just create one as you would create a mail login - User name & Password @ airbnb.co.in
2. Start the Listing:
- From the host dashboard, click on "Create a New Listing" and follow the guided process.
3. Write a Detailed Title and Description:
- Encourage using a catchy title highlighting the unique aspects of the property.
- The description should include details about the space, amenities, location, attractions, type of stay and anything unique. AI can aid to create, modify or enhance descriptions and create titles.
Eg. “Group stay Beach house on the East Coast”/“Seaside escape: Spacious beach villa for group stay”. My possible suggestions (personal tweaks from AI suggested titles)
4. Upload High-Quality Photos:
- Suggest taking bright, clean, and well-composed photos of each room and the exterior. Emphasise key features like views, outdoor spaces, and unique decor. Keep them on the landscape mode, let them depict the space in full, use natural lighting. You could employ professional photographers but not mandatory.
5. Add Amenities: Add amenities that are available, update them as and when possible, follow cues from guests and address addition of new amenities.Sought after amenities include TV, Wi-Fi, self check in, cooking essentials. 20% booking enhancements have been created just through listed amenities. Keep the listed amenities well maintained and usable.
6. Set Clear House Rules and Policies:
- Clearly define rules/policies. State your expectations on check-in/check-out times, smoking, pets, silent hours, food, cleaning services, garbage and others that enable smooth hosting but not falling short of guest expectations. Employ AI to your fullest. Keep it simple but clear.
7. Choose the Right Price:
- Pricing is key to successful booking conversions. Research comparable listings in the area and set competitive pricing. Include discounts when and where possible. Minimise any extra fee.
- Suggest using Airbnb’s pricing tools or Smart Pricing.
8. Describe the Neighbourhood:
- Add useful details about the surrounding area, nearby attractions, restaurants, and transportation options.
- Create a guide book with local attractions (use AI tools- they are exciting)
9. Set Availability and Calendar:
Maintain a calendar that is guest friendly. Create the minimum stay options open. One day stays are the sought after searches. Also enable maximum stay lengths- stay lengths up to 24 months has attracted 45% guest searches. Use instant booking whenever possible. Create discounts for last minute travellers, release blocked dates based on local events, long weekends, unblock sandwich nights, do add in buffer times for cleaning and preparing the house.
- Use tools for professional hosts when you have multiple listings.
- Do syncing calendars if using other platforms or blocking dates.
10. Set Cancellation Policies:
- Guests love the flexible type. Do give it a thought based on your location -in case of tourist attractions you may need a moderate or strict cancellation policy as you expect people to plan ahead. In case of business travel you could find other guests booking in last minute. You be the best judge, choose either flexible, moderate, or strict.
11. Review and Publish:
-You made it there. Double-check all the details and click "Publish" to go live. Get on your hosting role and rock on with your hospitality skills.
Do join in with your local host clubs to learn and your insights.
12. The paradigms:
- Communicate Responsively: Have the ease of operation by setting up instant messaging notifications for guest inquiries.

Hey @Bharathi3 Vanakkam 🙏 Super cool and so much fun to have you here - Im sure airbnb is a DIY thing. Just create an account for yourself and proceed. I would love to help.
@Quincy can you connect me with Bharathi so that I can guide her through. But as I said the DIY experience is awesome.
All the very best Bharathi and welcome to the Host Club of Tamil Nadu and Pondy.
Hi @Dr-Jayanthi1,
@Bharathi3currently has a guest account. Once they register as a host, you'll both have the ability to connect privately via DM.
In the meantime, it might be helpful if you could provide some guidance on how to get started and set things up!
Thank you!
