when using price tips, do you have to manually change nightly pricing after you see the suggested pricing?
or is there a way to let the system automatically change the pricing?
do people find the price tips effective?
Thanks in advance!!!
Price tips is only a suggestion (and mostly a bad one).
Do your own research, check prices from other similar listings in your area etc..
You can always set prices yourself, in the editor affecting all dates or in the calendar for specific dates.
Use fixed prices or Smart pricing (set a low/high treshold for it).

thanks very much!!
Hi @Jerry666
Price tips can be useful, but I don’t follow them across the board since they often undervalue high-demand dates. Instead, I treat them as a tool for optimizing gaps in my calendar, helping improve occupancy without sacrificing overall revenue.
thank you!!
If you use VRBO they have a marketmaker grid where I can see comp prices in the area so I can compare both. Sometimes I use smart pricing depending on what is recommended.
thanks!!!
do you list on both Vrbo and airbnb?
