About to join AirBnB as a host but have liability questions/concerns

We have used AirBnB countless times as guests and would love to share our home as a host. My questions are:

We live out in the country and our property is on a river where we have a small dock. We're concerned about our liability if someone falls off dock or twists an ankle walking out to the river as gophers are a constant challenge/battle. 

Our home is elevated 10 feet due to occasional flooding. Are we liabel since were aren't ADA compliant? 

We have a hot tub, I've checked out the community discussions and I think we're decided to not offer it to guests  😞
