Additional room to rent complications!

I currently have one listing on Airbnb for a double room. I am considering listing my second spare double room on the site but I'm coming into a few problems. What I would like to do is have one listing for the main established room but the option to add the second room if a third of fourth person wishes to stay. So far I only see two possibilities: 1) I have seen that I can create a separate listing for the new room but this is less than ideal for me because: - There is only one bathroom and I'm unsure if anybody would be comfortable if two separate bookings shared the same bathroom - breakfast is at the dining table in the dining room so co-ordinating two sittings may not be possible. Everybody eating together may be awkward - If four people want to book, neither listing will show that it's possible to sleep a party of four (or three) split across the two bedrooms. It simply is two listings that must be booked separately. How would four people wanting to stay know I have two rooms int he same house without quite a bit of detective work? Let's face it nobody reads the listing 😄 2) Extra Guest Charge. This would be slightly better in that all guests would book under one booking and know each other. So when sharing a single bathroom then they could sort out between themselves when they need to use it. However, because the established room is around £45 per night (changing seasonally) if I put up pictures of a second room and charge £20pp/n and only three persons book for the night, the entire second new room would go for half the price. This simply would not be worth it to me as the effort to clean everything is quite high. Alternatively, it seems silly to put it at £40 per extra guest as if four want to come that's £80 for the second room! That is unreasonable. To summarise. What I need to be able to do charge BY THE ROOM. Please help me find a solution. Thank you in advance for you contributions!

@Stephanie198  In this situation I would have 3 listings: 1 for the double room, the second for the spare double room and a third listing that is for both rooms. You will have to turn off instant book and then manage your listings so you block rooms as required. So if, for example, someone booked the third listing for both rooms you'd need to immediately block off the other two. Similarly, if someone books one of the double rooms you'll need to block off the 3rd listing that covers both rooms.

Hi Victoria, Thank you for your feedback. That's actually a very interesting idea that I had never thought of! I guess that way each listing will show up when guests attempt to book and I could just block off the others. Do you think I could leave instant book on if I'm speedy enough to block off the others before they can be booked up? I very rarely get bookings within an hour of each other! Once again, thank you!

I'm so glad I found this thread as I'm trying to set up the exact same thing myself! Only I already read that you can 'link calendars' ... so if one of these three listings is booked, I think it instantly books out the other two listings calendars ... going to give it a try now!
