Advance Notice and Being Abroad

Advance Notice and Being Abroad

I required 2 days advanced notice for bookings at my villa becasue I live in the UK and my Villa is in US.  Where should it state this on my listing because I am receiving complaints from customers who ask to book immediately and I refuse and explain why.  They respond asking why is my villa showing it is available then?  I should not be receiving complaints like this.  What is going wrong, is the 2 days advance notification not shown on any listing.  If it is can someone show me where?  Thanks

Could not find the ABB listing.

I find it odd that someone going to Florida to stay in a villa would book same day. In fact it would make me very suspicous of anybody who did. There have been a lot of scams involving last minute bookings with stolen credit cards etc. And then stuff stolen, illegal use whatever.

I sometimes take same day but am on site, you can leave gaps between bookings, but otherwise I think you need to knock out the next 2 days manually every day?

"I am receiving complaints from customers who ask to book immediately and I refuse and explain why."

You need not provide any justification. Since AirBnB allows you to require two-days notice and you have used that option, you have no reason to explain it to anyone. After you have given an explanation, I would just disengage with the prospective guest and inform them that they are welcome to book anytime with two days notice and if it is available.

Have you gone to availability settings on the top right then reservation preferences then the "how much notice do you need before guests arrive" drop down box.  You can set it there for 2 days.  Was not clear if you had this set up or not.  Maybe double check it is still on the right setting?  If I misunderstood your question - sorry and just disregard!  Lisa
