AirBnB seems to change my pricing

I've had an ongoing problem with my listing for the last several months.  I have been very explicit in setting my pricing and making sure that "Smart Pricing" is turned OFF.  Yet my payouts are consistently LESS than my stated price, even though the price appears on my calendar as I set it.  A good example is the upcoming Labor Day Weekend.  I set my price at $80 for Fri., Sat., & Sun. of the holiday, returning to my weeknight price of  $60.  The room was booked 4 nights (Fri-Mon.) which should average out to $75 per night. But instead the payout is for $61 per night.  This has been happening with every booking.I have tried to contact customer service but have gotten no response. Is there something that I'm doing wrong with the listing and has anyone else been having this problem?

First of all the link you've provided wont' work and it's associated with your login - if anyone else clicks it, they just get " you do not have permission to view this page"

 

I have had a quick look at your listing and I think I see the problem.

You  have (probalby inadvertently) selected the option for guests to choose the non refundable option ( which over rides your cancellation policy)  and pay less

 

 

To change, go to booking settings, scroll down to policies, go to cancellation policy and edit there - remove the option ( I can't quite remember what it's called, it doesn't show up on my listing as I have a strict cancellation policy, and it's only offered with flexible adn moderate cancellation policies from memory)

 

Sometimes it helps to search your own listing when you are not logged in and start to do a mock booking - you can see all sorts of things.
