Airbnb Arbitrage in Berlin

I'm planning to do Airbnb Arbitrage in Berlin. So, as a part of the process I was going through Berlin Airbnb regulations https://service.berlin.de/dienstleistung/326217/ . They mention that 

Living space is used for the purpose of repeated, paid renting based on days or weeks as a holiday home,  approval is required from appropriate district office.

Anyone got the approval from landlord to sublet  their apartment on airbnb?

Anyone has gone through this process of getting a permit in Berlin? How long does it take?

Isn't subletting mentioned in your renting contract? Because usually is.

Hey @Branka-and-Silvia0  Thats right.  But in Berlin the regulations for vacation homes are stricter compared to other cities. So landlords may be hesitant to say yes to subletting. So thats why I would like to hear from a person who already has experience subletting an apartment with landlords permission in Berlin.
