My first investment property in Thailand for Airbnb. Tried to offer as many amenities as possible. I have a gym, golf green, cinema, english pub, rooftop bar, garden bamboo hut, spa, sauna, children playground, coffee / juice bar, arcade machine, pool table, foosball table etc .. @Jon3846   In several of your listing's photos, the bars are shown fully stocked with what appears to be many bottles of alcohol. Guests are going to presume that the booze comes for free with the house unless you make it very clear that either a) they have to bring their own, or b) they will have to pay extra for it. 

 

Thinking about some of the biggest nightclubs in Berlin, hosting thousands of people every weekend, most of them only have about 3 bars on site. But you're saying a home with 4 bars isn't a party house? Come on now...

 

Sorry if it feels like we're ganging up on you here, but there seems to be a disconnect between the message you think your listing sends out and the one that's actually received. The problems this can create for you go way beyond cleaning.

@Jon3846  I can't imagine any other amenity you would need to add unless you want to offer day staff.  I would take out the line about the pool area being able to accommodate 40 people, because you don't want that.  The space seems really large for 8 guests max.  It's a beautiful space, but presumably you understand that guest are hard on rented spaces, so I hope you have some built in safeguards to protect the property and furnishings.

@Mark116   Several of the amenities only make sense if there's both day and night staff. I wonder how it works with the 4 bars - are there also 4 bartenders serving the guests? Are the dozens of bottles of liquor shown in the photos included with the rental? 

 

The space looks like an amazing venue to rent out by the hour for staffed events, but entertaining large groups of people is a lot of work - definitely not a task I'd entrust to unsupervised Airbnb tourists. 

 

And @Jon3846 , as @Huma0  points out in the policy linked above, Airbnb considers any gathering of more than 16 people to be in breach of its policy. Plenty of people book Airbnbs to throw parties anyway, but the condition they tend to leave the homes in is horrendous.

@Andrew0  It's a little odd of a plan/listing, because, obviously, for most of us, a trip to Thailand is 'bucket list' major trip, but even so we're not going to be with any friends who aren't travel with us.  Who is there to invite over?  Maybe some escort type people, which the host may or may not care about.  Conversely, if the target market is local, in country guests, then, indeed lots of friends may come by,  turning into a huge rave/party disaster.  If I ever had a giant gorgeous property like this, I might have gone with a guest count of 10 or 12 and a little less 'come here to party and bring 40 friends' vibe, but if there is daily staff that is less of an issue.

I'm absolutely in love with your listing, @Jon3846!

I can be a bit of a homebody, so if I'm on holiday, I want to stay somewhere that I can be entertained and engaged at home if needed!  Your villa would be perfect for someone like me.  A luxury home away from home, and enough room for bringing parents, siblings, nieces and nephews.
