“Average Nightly Price” overriding my prices

Since I first started my listing I have been constantly upgrading and updating it.

 

Naturally, I have raised the rates accordingly.

 

However, I feel as if AirBnB is being very unfair by forcing “average nightly pricing” onto any bookings over 1 month. My current rate is approx. twice the cost of my “average nightly price.

 

At this rate, my only way to maintain control over the pricing is to restrict stays over one month, which would cut into the amount of interested guests.

 

AirBnB, this is a needlessly strong restriction to have. At least let Hosts toggle the “average nightly pricing” on or off based on their preference.

@Jay1798 Yes. When you click edit on weekly or monthly discount you will then see a line that says set custom weekly (monthly) price. Edit this and see if there are customer weekly or monthly prices set.

Airbnb is not forcing you into any pricing, you are the only one in control about prices.

Probably you have set a (high) monthly discount or fixed custom prices for specific months .

Check your listing.

Once a guest is past the 1 month time, the listing base price that I’ve set and the monthly discount no longer matter, it gets replaced by a “average nightly price”, as I said in my original listing.

 

I turned off Smart Pricing, and even when I had it on, the minimum was far above the “average nightly price” that AirBnB sets.

@Jay1798 have you checked (by editing) the monthly and weekly prices on your listing?

Airbnb are not imposing an average nightly price - This is just a way of displaying the pricing set.

Others have reported strange monthly/weekly prices appearing on their listings so you do need to look at this.

Do you mean like this? With the weekly and monthly discount?

 

 It still doesn’t account for the huge price disparity. Or, am I missing something?

That was the issue. Thank you for your help. That didn't show up for me on Mobile, but when I logged on to the website, which I almost never do, to update it it showed, that's why my listing was priced as such.

 

I apologize to AirBnB and the Community for falsely claiming that AirBnB was controlling my pricing.

@Jay1798 Good to see it is sorted. When we had this issue we knew we hadn't input a weekly price (not least because I didn't know we could). It is unclear how the price got there but at least we (and you) found it eventually.
