Interested in joining the AirBnB community by hosting a private room in Belfast.
There is some talk about needing a certificate in Northern Ireland from the tourist board, and making your listing match one of the Tourist Accommodation Certification Types.
Was told over the phone even simply offering a private room, no ensuite, that at the bare minimum you would need to offer a breakfast menu (the 'Guest house').
Has anyone else in Belfast experience with this? It's a £80 fee and it seems a bit old fashioned (given it is based on 1992 legislation that isn't entirely unfair!).
Any feedback would be much appreciated

Have you started hosting yet. I am trying to get started then heard you need certificate from nitb have sent one in. Would be grateful for some tips from any one who has gone through inspection or do any hosts meet up. Any info would be great

the tourist board cert is not a hard task
however the planners are now seeking change of use planning permission on properties
also they involve the road service regarding parking etc

Yes. You need a certificate for (£80). Airbnb state that you have to abide by local rules.
Ive been doing Airbnb for a couple of years and my cert. lasts for 3 years.
A crazy thing has come up with friends who have just joined Airbnb. They were told by the NI person who came to assess their room that because they did not have an un-suite for guests then they had to offer a cooked breakfast. That I think is farcical!

I am currently trying to get my house ready for NITB inspection. I have already applied and will hopefully have my inspection in the next 10 weeks. I will be letting out an entire house as self catering accommodation .
For anyone who has gone through the process already, did you have to have any additional certification/inspections such as for your gas, electrics etc?
It looks like I also have to replace all of my doors to solid core wooden doors to meet fire regulations. Has anyone any experience of this as I find the guide to doors quite vague?
i have made contact with NITB and also the fire service but no one seems to be able to give me solid answers.
Environmental health and fire brigade inspections but no electric/gas certificates required....solid doors are not compulsory...

We have an office outside which we have converted to an Airbnb. We have been reported to the council and now have to see separate planning permission for this when effectively it is my garage/office. Has anyone any advice or been through this before?
