My base price is for 5 people to stay in our house. Can we adverise for a cheaper price if only 2 peole book?

Are you letting your house as an entire place? If so then the price should remain the same regardless of numbers of guests.

If you are letting on a per person basis then, yes, you should only charge per person.

Yes, you can advertise based on 2 guests. I think most listings are. Guests also tend to put in real data (travel dates, # guests) when doing a search so you ad would not be misleading at all.

You can set a base price for 2 guests then charge an additional fee for each additional guest. So if your base price for 2 is 50 and each additional guest is 10, the max of 5 would pay 80 (50 + 3x10) If this is what you want to do, these functions are available on your Manage Listing, Pricing menu - on the pc or laptop. I don't know how to do it on a phone.
