Hi. I've just listed for the first time, just for four weeks this Christmas time, minimum of 7 nights. To maximise occupancy for all four weeks, it would be ideal if I could request check-ins and check outs to be on Saturdays only. I live in a tourist area in Australia, and most of the local acommodation providers have this rule in the peak times, for week long stays.
Is there a way I can do this on the Calendar? I guess I can put it in the notes, but that could be ignored or not seen by the guest.

Unfortunately there's no way on Airbnb to set a "must check out on" day.
The only way to achieve checkin and checkout on a particular day is if you limit guests to a 7 nights stay.
That is, guests must stay exactly 7 nights, no more or no less. That's probably not what you want.
For specific periods or seasons you can set it that guests must check in on a given day.
You can also set the minimum nights stay for those periods or seasons.
If you set that to 7 nights and your general maximum to 7 and set a checkin day then guests will have to check in and out on that day but they won't be allowed to stay longer than 7 nights.
The "Add a requirement for seasons or weekends" setting is in the "Trip length" section under "Availability" on your calendar.

Massively disappointing not to be able to own and control our own apartments bookings fully.
I have been harshly treated by airbnb which i used to get loads of bookings with until i had to cancel someone who booked in on a saturday via instant booking which was fine, but then selected a departure date 10 days later on a Wednesday which is not what i wanted.
My cleaner and the lady who meets guests on my behalf in Spain are geared to come every Saturday to deal with checkin and outs, it's so unfair we can't choose the check out day of the week as well to control this. I can't just find people to come any old day of the week that airbnb decides is fine by them.
I therefore wrote it all in my description claerly stating staurday to saturday but this didn't stop the booker or airbnb from accepting somethi which gave myself and airbnb lots of business. I've had to turn instant booking off which gave myself and airbnb lots of business.
They have now punished me harshly for something they cannot or will not correct . So they have not only done this to me but also to themselves as my properties were very popular and always being rented via them.
My bookings and enquiries have dried up as a result of these penalties along with other punishments they've thrown in on top. I am a reasonable person and fully understand the penalties for people who cancel bookings for no good reason therefore giving airbnb a bad name, bbut not me surely.
No matter who I spoke to, they didn't want to know at customer service, just kept apologising.
Is this fair Airbnb?

You can specify days on which checkout is not allowed. You can also do the same for checkin.
Go to the calendar for the listing and click on "Availability settings" and scroll down to the "Check-in and checkout" section and click its "Edit" button.
You can then select the "Specify days of the week when guests can't check out" link and tick the boxes for all days except "Saturday". You can then click on the checkin link and do the same. Then click on "Save".
Then, guests who search with dates for a Saturday to Saturday will see your listing in search results while those who search with either a checkin or checkout date that's not a Saturday will not see your listing in the search results.
It does have the slightly confusing effect of showing all days other than Saturdays with a line through them on your calendar, but, as described above, guests who search for Saturday to Saturday will see your listing. If a guest selects checkin on Saturday on your calendar they will be shown that only Saturday to Saturday stays are allowed.

I have rule set for no check in or out on Saturdays but when I search my listing it is still allowing for check out on Saturdays. It is working on the check in by not allowing Saturday check in. Any tips?

Is that working now? When I go to your listing and click on the calendar dates I can't find any Saturday that allows checkout.
If it's still a problem for you can you give checkin and checkout dates when it allows you to specify checkout on Saturday when it shouldn't?

I took your advice but it's hopeless trying to control what I need and what the system lets me do. I only want Saturday to Saturday bookings for a fixed season/period of the year. If I do what you have suggested, I end up doing it for the whole year.
If I am missing atick, then please someone advise.
Otherwise folks, the need to select and control in and out dates throughout the year for your own apartment are not user friendly on airbnb.
I respectively wait to be challenged and and corrected if I am wrong.

From the text of the question I didn't understand that the Saturday to Saturday checkin and checkout was to apply only to certain times of the year.
It is possible to set that requirement for any date ranges you choose while otherwise allowing checkin and checkout on any days.
You'll have to enable the professional tools feature, then create a rule-set allowing checkin and checkout only on Saturdays and then apply that rule-set to the date ranges you want.
Then you can repeat the above for the second listing should that be needed.
The rule-set feature is useful for selecting other things to apply on a seasonal basis.
To enable the tools:

Login and click on your profile photo. Then select "Account settings" from the menu and then click on "Settings" on the left hand side of the page. Then click, in the "Professional hosting tools" section, to enable the feature.
To create the new rule-set for Saturday checkin and checkout:

Go to your calendar. It may now be displayed in the multi-calendar format i.e. one line for each of your listings.
If it's not already showing a "Rule-sets" window click on the "Show rule-sets" button above the calendars. Then click on the "Create a new rule-set" button. Give the rule-set a name, such as "Saturdays only". You can also select a colour. If you do that, dates on your multi-calendar, to which you apply the rule-set, will be shaded in that colour. The shading doesn't happen in the fulll month calendar view.
Then scroll down to the "Availability" section and click on its "Customise" link. then check the boxes for days on which checkin and checkout are not allowed. Then click on "Save".
To apply the rule set to date ranges:

Go to your calendar. You may wish to get the full month view by clicking on the name of the listing beside its photo. Select the first date for which you wish to apply the rule-set.
In the box that appears on the right select the end date. Then click in the "Rule-sets" box and select the rule-set that you created. Then click "Save". Repeat this for any furhter needed date ranges.
I have only one listing so I'm not sure if you have to both create and apply the same rule-set for each listing or whether you can create it only once and apply it to the calendars for both of your listings, should you wish to do that.
Yes, of course, it would be much easier if we were allowed to select a date range and then just specify allowed checkin and check out dates.

You can do that if you go to calendar -> manage settings -> availability and tweak your length of stay / day of check-in requirements.
