Competitive Pricing Advice

Hi Friends,

 

We have a wonderful walk-out basement two bedroom apartment with all amenitites AND a gorgeous waterfront view. In the last month, our listings have been viewing 300+ times but have a 1.3% reservation rate. This is unbelievable. How can this be?

 

We are lower priced in our neighborhood (which happens to have 5-7 Airbnbs already in a square mile radius), have private locked rooms, private entrance, full kitchen, and living room space. And we are the only ones on this private lake property doing Airbnb.

 

Can you help? What can we be doing better? Or more of?

 

To be honest, you can invest a lot into hosting (love doing it, btw) and seem to not get the responses or reservations. Thank you for your advice and insights!

@Lawrence-and-Kristy0 the Booking Rate (aka Reservation Rate) is a silly statistic, and please do not worry about it.

And, in fact, your Booking Rate is not bad at all. My Booking Rate is 0.8% and we are fully booked for the next few months, and mostly booked for the entire summer already.

At the extreme, Fred (who runs the amazing Bird Island) has a Booking Rate of 0.00002%. He is fully booked until December 2019.

You don't need your Booking Rate to be above any specific number, and higher isn't necessarily better than lower. What you want are lots of reservations from good guests at good prices, and that can happen at any Booking Rate.
