I have just listed my space on Airbnb and wanted to see if any of you kind and experienced hosts cold take a look over it for me?
I am waiting for a few more photos of bathroom and master bedroom plus front of house to be loaded.

@Des1484Your place is spectacular... really beautiful.
A few comments for you:
- Your pictures are repetitive. You have three near-identical pics of the living room, for example. I would cull them, and put them in a more logical order: take people on a tour of the space in a logical way, like here's bedroom 1, here's bedroom 2, here's bedroom 3 and make sure all pics are captioned accordingly. Also, some pics seem to be missing: you have no pictures of the kitchen, for example, and I think there are only pics of two bedrooms? Remember that landscape photos are best for Airbnb: portrait photos display oddly on the mobile app.
- Have a think about your rules. You only mention parties: I would re-state the rules that you've checked off, i.e. no pets, no smoking indoors (or on the property at all, if that's what you've decided), no children and why you don't allow them. Also think about potential other issues, such as noise: no loud noise after 11 pm or whatever time works for you. No unregistered guests is also a big one. It's impossible to think of every contingency, but I would add a few more things.
Again, your space is gorgeous: I wish you much luck in hosting.

Some random thoughts:
Your cleaning fee seems quite low. We have a £45 cleaning fee and as a result a lower nightly fee so that we incentivise longer stays (we have 3 day minimum).
Your check out and check in times seem very tight (midday out, 2pm in). We have 10am out and 4pm in which leaves us enough time to clean and also wash and dry the laundry (though we have 2 sets in case of issues/bad weather). IF the property is not booked the night before someone arrives or the day after someone leaves then we always offer an early/late checkout which is usually appreciated.
With the size of house I think you will lose bookings if you don't allow children.
We get a lot of bookings only a couple of weeks in advance - Probably 50% or more are this late so don't panic if no one books
We also check pricing comparisons locally on Airbnb to make sure we are competitive as the suggested prices always seem mega low!
