Count the days of staying

I have the guest, booked my apartment for 4 days. From November 6 till November 10. They come 3:00 morning at 6.11 and travel at 23:30 at 10.11 I feel shy to tell them about it. But I feel personally, that it closer to 5 days, then 4 days. 

Please, need your opinion

If your booking is looked from a hoteliers side, this would be a 5 night booking, even 6. Technically, any stay beyond 11 am or noon on the check out day would be considered an extra half day or full day of stay, especially since your guests are checking out very late, almost past midnight on the departure day.

 

I looked at your listings, you dont have any check in and check out times specified.

I would suggest setting up your check in and check out window to avoid situations like this, maybe even mention in your rules that the stay beyond these times will result in X amount of extra charges which you can later claim through the resolution center.

And remember that, that will only fix future guests chek in and out times... not your current!

If they want to stay for these extra times I would send them a special offer to cover the extra time. If they aren't happy to pay for the extra time they are staying you don't have to accept the booking.

If you have not already accepted, then tell them that if they want to check in at 3 am they must reserve the night before their arrival, and if they want to check out at 2330 pm they must reserve the night after their departure.  Otherwise they may check in the afternoon of the day they arrive, and must check out the morning of their departure.  That is how it works. 

 

I personally do not allow guests to check in or out on days/nights they are not registered.  You cannot rent to someone else for those nights so the guest must reserve them or not occupy the space until a different guest has departed.

 

If you have already accepted, then accommodate this reservation because you have agreed to it, but place check in and check out time restrictions on your listing for future.
