Forced change from STR to 1 booking per 30-day period

In order to remove the county's red-flag and sell a portion of our property, we must change from STR to one booking per 30-day period. Can anyone advise us how to set rates, minimum stay length, etc. in order to maximize our bookings and income?

I would suggest you do some research on Airbnb and other STR sites to see what comparable properties in you area are charging to work out what rate you want to charge as a monthly rate @Jim12 .

 

If 30 days is the maximum you are allowed then that is what you need to set your listings for. 

 

Perhaps speak to local estate agents to compare monthly rates against short term lets ie three or six months to see what works best for you.
