Guest Cancelled Mid-Stay

I have a guest who booked from Halloween through to December 21st. He texted me today that he found something more "long term." What does that mean for me? Do I need to give him back his money?

@André148. Since this is a long term stay, the cancellation policy automatically goes to the Long Term Stay policy which requires that the guest give you 30 day's notice of cancellation.  More details in this link:

https://www.airbnb.com/home/cancellation_policies#long-term

The guest may request a change in the reservation to make the check out date sooner than the original date.  It's up to you to decide whether to accept the alteration request.

You have the option of refunding the guest.  Airbnb will refund the guest only if there are Extenuating Circumstances for a cancellation.  This link explains what Airbnb considers an Extenuating Circumstance:

Be sure to keep all messages about this in Airbnb's messaging system so if Airbnb needs to mediate a dispute over a refund, they can read the messages for more information.

I hope this helps!

Hi everyone,

My guests Paula and Peter booked my place in South Europe by the beach for 6 months (until May) and now decided to leave, which means i will have difficlty at this time to rent March and April as guest usually rent my place 4 and 5 months in advance.

What kind of policy is this that a guest is able to block the dates of a host for 6 months and pay month by month giving them the possibility to leave as they please with only one month notice?!

This means the risk is on my side and not on the guest's. If rent would be paid all at once this would not happen.

I find it far too easy for the guests who do not want to comply or think Airbnb is a jokje, and very frustating for the host!

I rented the same house last year for the same period via another website and when the guests arrived they had already paid all their 6 months. Lesson: it is possible!

Best
