Guest keeps switching number of people and advanced a date.

hello,

my guest is supposed to arrive tomorrow, but decided to come today, and now is unsure who is coming today or tomorrow. She previously was coming with the boyfriend, then she announced she was bringing, her cousin and boyfriend. I said ok, since the house has accommodation for 4 people. Then she wanted to bring her mother in law. I said ok, but will charge her a one daily fee of 250 reais, she said ok. Then she wanted to bring the boyfriend's dog, I said no, my dog would go nuts if she brought a dog here.

 

Today she asked if she could arrive today, but was supposed to do check in tomorrow. I decided to tell all to Airbnb because I had a feeling is the right thing to do, and let airbnb to decide it how to handle and how to charge it. I do not want money on my hand outside the airbnb, every money charge in my view must go through Airbnb, so they are aware and can get their fee before I get paid. To me this is how I SEE IT.  

 

I will only take money on hand for these extra people and days, if the airbnb concents and sends concent by written communication. If she comes today, she must be charged one extra night, if she brings her mother in law, I would charge another extra daily fee of 250$reais. total=500 reais. But I prefer that Airbnb contacts her please. Is too much stress for me to handle all these changes she keeps making.  Thank you.

You have a couple of options

 

1. Call BNB and say that you aren't comfortable with these guests because they keep changing arrangements and won't to bring a dog contrary to your house rules of having no animals. Ask them to cancel the booking.

 

2. You go into the booking confimration and change the booking to accomodate the early check in for today. So you need to change for the extra day and the additional people for the whole stay (if I understood you correctly). Do the booking for all of them to arrive today for the whole stay. She is already messing you about and it is not your problem if they are not sure who is coming and when.

 

Your guest will need to accept this change for you to be paid for the additional day/extra people. Make sure that on arrival if the guest hasn't done so already that she accepts these changes (perhaps bring your laptop so she can log on and do it straight away). Don't let them stay without the guest accepting these changes.

 

This is a forum for host. BNB doesn't monitor it.

Thank you Helen. The guest did the right thing, she contacted airbnb and paid for the extra day. I told her I was going to notify them of the changes and they immediately jumped in. Took the entire stress off my back and I played by their rules. What a relief!

 

She cannot bring the dog, she knows it, my dog would get angry and my dog is big. So that is solved.  So far I was able to avoid calling them, they seem to be on top of every thing. Is good experience for next time, always let them know. But I was lucky that she contacted them.

@Anna446  Welcome to Air BNB hosting.  From your postings it seems you are eager to learn how to be a good host.  Please take time to really soak up all the information that both Air BNB (Help Center) and hosts (Community Center) have to offer.  Meanwhile, do not be too eager the agree to every request a traveler might have.  Some travelers think of Air BNB like a hotel and make multiple changes that are more difficult for hosts to fulfill.  You will see many host posts with examples of guests thinking they are in a hotel and making outrageous demands.

 

Also, if you think you can run this business using only the mobile apps, you will experience many difficulties.  I hope you have computer access as most of the advice you will see on this site is based on computer applications.  Good Luck!

No Linda I do not have an i-phone. Here in BR is dangerous , you get killed if you have one , they steal it and kill you.  But I have internet at home, wifi, obviously and that is fine, I dislike whatsap, i do not want to be reach at all times, I live down here for this reason, I want peace and want to connect with nature.  You are in California, i lived in Santa Barbara for 10 years, lovely place.

 

I do not acquiesce to every whim the guests have. For instance am not bending the rule of no pets here. I have tones of snakes here in BR crawling every where, am used to seeing them, monkeys, huge lizards and iguanas, big bugs, gigantic butterflies, colorful little frogs, full range of animals, so animals here no way, is enough of a load with the guests. Latins are fickled, is part of the culture. They drag friends and family to their vacations and is a full house. Not like Americans that travel solo to enjoy and rip the benefits of pure solitude, every one is loaded with kids, babies, grandparents, etc, etc. I get very annoyed, but what can I do. When in Rome do as the Romans!

 

I am a single woman here and childless, to them I am un bixo raro...a very rare beast. Yes I would like to be a good host and stay with Airbnb, regardless of where I go in the future. I would pack them with me in my suitcase. Is just this one guest that was very creative with request's changes, others are much more calming.  I have to clean a big house every time one leaves, and I have the lawn to mow, three types of lawn, is a huge job, so at my age, not sure I can endure this for too long.  But in the meantime, am doing it.  thank you ! cheers!
