Guest wants to cancel two days into 44 day booking

Good morning 

my current guest may cancel early next week due to traffic noise.

my listing mentions noise, as well as climbing stairs etc. the property is located in a very densely populated area, there is traffic noise, due to convenient location.

Is the guest able to cancel this booking?

Have you reached out to Customer Services Team and discussed it with them to see what your options are?

There phone numbers are scattered throughout the CC.

 

It's always the best thing to contact them first, whatever you do don't cancel the booking yourself, as I understand it may impact on your chances of becoming a SuperHost and retaining your Superhost status ask the Guest to cancel.

 

If you use related keywords here in CC search box you will also find helpful information.

 

The last thing you need is to not have  any incoming bookings.

 

If you do agree to the guest cancelling may I suggest you mention that you will be disadvantaged as your place isn't currently able to be booked with the Guest staying.

Maybe you need to sit down over a cuppa with your guest & talk things through re noise if its only temporary or worse at certain times of the day.

i would never cancel the booking myself as it took a considerable amount of effort and negotiations to secure this long booking.

i have suggested to the guest that we should revert on Monday regardless. 

I don’t see how Airbnb could allow a cancellation when all else is perfect with the apartment according to the guest.

anyways let’s see what happens by Monday x

@Tavia0 any booking with a guest that takes considerable amount of effort and negotiations is going to be problematic most of the time, so if a guest isn't prepared to pay the price you offer for the amenities you offer, it is probably best to let it go. Also, a guest can cancel any time no matter how perfect the apartment is, you can't force anyone to stay there. But the only question is the refund, if they don't have a reasonable reason why they are canceling they won't get any refund, but if they somehow convince Airbnb that not everything is as described, they could possibly get a refund for the unused nights. Keep all your communication on Airbnb so that you have evidence that they didn't have any complaints.

im quite sure I have not misrepresented the apartment in any way, shape or form. The negotiations regards price were tedious but both parties agreed in the end and it was amicable. 

I’m hoping that he settles in and tries to find the positives such as location etc. 

but it’s yet to be seen - he will also be the 2nd person of roughly 12 guests to mention the noise, and I did not find it bad at all when I’ve stayed over. It could be some other issue - will wait to see. X
