Dear community,
so, I had my first bad experience with guests. I had a good long run of no problem guests, so I guess this happens sooner or later.
My guests left the bedroom very filthy, obviously something very intimate happened, which generally is not my concern. But the sheets were splattered with some type of human discharge, and there was a bloody spot, which went all the way to the mattress.
Now, if I am not happy with guests, I usually do not give them a rating. In this case I would like to give them some kind of feedback. How do I do this politely? Any ideas?
Thank you, best wishes
Edda
Two separate issues, @Edda48 : Was there damage or just extra cleaning? Did the blood get onto the mattress through a waterproof mattress cover or was there not a cover? The point is that you can claim damage if the stains are not cleanable but not if it is just unpleasant to deal with. Also, if there is damage to your mattress but you did not have a proper cover, then it is just a lessoned, not a damage claim.
As to a review, is it your belief that the guests acted in a way that was disrespectful of your space or rules? If not, then what kind of feedback would you give? Pretty difficult to address intimate behavior politely.
I am concerned that as a host when you are "not happy" with a guest you do not give them a "rating". This means that you are not providing the host community with the necessary information about guest behavior.
@Edda48, it seems @Linda108 summarized everything pretty succinctly!
I would just add, if indeed, in reference to her questions, if you feel that the guests were indeed at fault here, then you should leave an appropriate negative review. Yes, people have sex, and yes they have sex when in Airbnbs, but they should take precautions not to leave a mess such as that, and a review about cleanliness and disrespect can and should reflect that.
If you did have a cover and the stain did ruin the mattress in spite of the cover, I would document and send a request for a replacement. Send photos, a receipt of what you paid if you have it, or a website of a similar mattress price.
I have had to request money twice and in both cases, the guests paid up - many guests are not aware that they can weasel out of these things, so don't let on that they can. If you do decide to try to collect, send a message saying something like, "Per Airbnb policy, I am initiating collection on the damage deposit...."
I wish you luck!
Thank you so far for the answers. No, I do not wish to make a claim.
The spot is small and removable.
I just want to give my guests a feedback on cleanliness and respect, as John1080 wrote. Still, I feel a little lost for the right words.
@Linda108 , I always give ratings for my guests and maybe I did not choose the right words in my original post. But, this would be the first time I will have to give a not so benevolent rating.
Best
Edda
@Edda48, I'd look at it from the point of view of whether or not you'd allow them back into your home. I probably would not, in this case, and therefore would not recommend them to other hosts, as leaving a mess like that is very disrespectful.
I would try to start the review out on a positive note (if there is anything positive), saying something like, "Although xxx and xxx were very nice, unfortunately, excessive cleaning was needed. I would not welcome them back and cannot recommend them to other hosts."
