HI! Just wondering if it's ok to request an age limit for my guests? For example, 21 years or older

I'm wondering what the parameters might be for requesting that my guests be of 21 yrs of age or older. Is this ok to post on my hosting page?

@Melissa198  Airbnb has already set an age limit - it's 18.  As a host, you agree to Airbnb's Nondiscrimiation Policy, which includes age.

Age and Familial Status

• Airbnb hosts may not:
  • Impose any different terms or conditions or decline a reservation based on the guest’s age or familial status, where prohibited by law.
• Airbnb hosts may:
  • Provide factually accurate information about their listing’s features (or lack of them) that could make the listing unsafe or unsuitable for guests of a certain age or families with children or infants.
  • Note in their listing applicable community restrictions (e.g. senior housing) that prohibit guests under a particular age or families with children or infants.

I can't believe that age 18 is the limit for a sole guest. I am looking to bring in singles and couples, at a cheaper rate however not a bunch of kids. Could not Airbnb make it a little easier and for a (single person, or couple stay), let us get the age up just a bit???!!!  I am thinking 28 perhaps?

Can someone please clairify this for me.

I disagree with @Cynthia-and-Chris1 interpretation. Usually age discrimation is in the form of "this guest is so old they might die in my house! I don't want to host them."  I think that is forbidden (and sadly I have seen that type of remark from other hosts). I don't think rental car companies get in trouble when they decline to rent a lamborghini to an 18 year old . . .

If your insurer underwrites your insurance based on a minimum age, I've never heard that reasonable minimum age is a problem as a risk-management tool. Just include it in your rules as part of your compliance for your area. We have 21 at one property and 24 at another. Who wants to get sued because an underage group gets drunk and someone on your property gets hurt, or have a neighbor complain about the under-age party?

When someone under-age inquires, we welcome them to have an of-age parent, relative, or friend book as the primary renter. That person has to agree that there will be no underage drinking in the group, and they will supervise.

I request 25 uless accompied by an adult.  Rented to 21 year olds from TX.  Had a group of 5 boys.  Talked to the dad and son was head of his class, top notch, etc. etc.  

Got several calls from the CAM of the complex and several calls from near-by guest.  WHAT A MISTAKE!!  Master Bed frame was colappsed, etc.  Never again.

18 year olds can't buy a beer in the USA!!! Why in the world would you rent your condo to them?  Is that descrimiation?

Get with it Airbnb...you are US based and know better.

I have similar concerns. As a teacher, my biggest fear is renting a room to someone under 21, not knowing they are under 21, having them show up with alchol, and then having something happen which gets me into trouble and could cost me my career. 

What do we do?

I really hope Airbnb is paying attention & listening, because this is a real concern.

Airbnb discourages third party bookings, as in parents booking for 18 yr olds who will be there by themselves.
