Hello, I need advice. What do I do? We had terrible guests, they rented an apartment for 4 people, and more than 40 came and arranged a party.The police were involved and the neighbors said they would demand compensation for the inconvenience.

It's a bit of a horror show when this sort of thing happens, @Alexander676, and short of upping your vetting procedure, it can be hard to completely eliminate these bookings if the would-be host knows their thing. Your neighbours are quite rightly peeved, but demanding compensation is a bit weird (how do you monetise lack of sleep etc?). I'd have handed out boxes of chocolates directly after it happened (to keep them sweet) but I am assuming that ship has sailed.

Perhaps investigate a co-host set-up, and one who's nearer to the action (if there is any) so they can get on the case quicker?

I don't have a lot to add to what @Gordon0 said, except a couple of things that MAY help with prevention in the future...

Consider charging a substantial security deposit - I charge $600. If push comes to shove you may not acutally get to keep any of the security deposit, but IMO it makes would be mischief makers think twice about booking.

Have you consider security cameras outside your front door ( of your apartment, not the building) to monitor people traffic? So long as cameras are outside the residence this is OK with airbnb, provided you declare them in the listing. If there are excess guests and you have time stamped video proof you are more likley to get support from airbnb and also more likley to be able to access the security deposit if you have one. The combination of the two is not fool proof, but is a substantial deterrent to would be party goers.

And I'd probably drop the "rock dogs" from your features in neighbourhood. Not entirely sure what it means, but it kinda screams party to me - doesn't seem to be in keeping with your classy listing and is possibly attracting the wrong clientele.

As for the neiughbours, I'd be doing some serious grovelling. Not sure they CAN charge compensation, but if you have a body corporate and you haven't got permission to sub lease, they could make trouble for you. 

If it's a one off, you might find they'll calm down.
