Sometimes Airbnb does not have enough data to calculate price tips. Other times I think the web designers are meddling with the site and certain functions are just plain not working at the moment.

 

I just go by surveying what my competitors are charging and by what kind of demand I actually have.

I would highly recommend you do not follow those pricing tips Airbnb suggest they are severely under market value and the general rule hosts face is... the cheaper the price, the cheaper the guest! Not always but enough to be put out off by it. I have seen people be fooled by these and put their beautiful double bedroom in zone 2 (just outside central), London online for £19 a night- this is insanely cheap and unfair to the hosts as they should realistically be asking for double. 

 

As @Pete69 mentioned, look at what your local competition are pricing at and take it from there- please also make sure it makes financial sense to yourself and it covers cleaning, amenities, insurance costs etc.
