Homeowner's Insurance - Homeowner Subleasing to AirBnB Operator

Hi Y'all,

 

I'm a homeowner in Raleigh NC. I had someone reach out to me about leasing my house, and then subleasing it as an AirBnB. The concept seems fine to me, however, I'm concerned about the liability issue as the homeowner. 

 

Do y'all have any recommendations for insurance requirements I should ask for from the prospective AirBnB operator?

Personally as a landlord (which I am) I would never let one of my tenants sub let on Airbnb. There are too many risks for you kn terms of complaints from other tenants/neighbours, damage to your property/risk of your tenant not being able to pay etc.

 

If you want to go ahead @Sam810  get them to provide you with a valid copy  of their home insurance for STRs and check your city regs for STRs

Yep - don't do it. It's your property and you would ultimately be liable for whatever the tenant did. I converted a LTR to an STR on Airbnb because of tenants who kept tearing up the place or inviting un-registered roommates to join them (and giving out keys to my place). I carried (still carry) a liability umbrella and told tenants to have their own insurance.

But the STR issue is a whole other can of worms and Airbnb's host "guarantee" may or may not apply to you since you aren't the registered host.
