Host cancellation dues to unforseen maitanance

Hi all,

First time since I am on airbnb I will have to cancel two reservations in July because the 130 years old house i have the apartment in will undergo a complete gas pipe maintenance and the gas will be turned off in the whole building for 12 days (affecting hot water, heating, cooking). What is the best way to do this? Will there be any penalty for me/the listing for cancelling these bookings? Thanks in advance!

Since it is out of your control, you are likely to get 'extenuating circumstances' and not pay any penalties. BUT you must not cancel these reservations yourself - contact AirBNB to do it for you and explain what is happening.

hi.. think they allow for extenuating circumtances.. This should come under that.

 

Reach out too Airbnb and tell them its compulsary and of course for safety.  This situation is out of your hands so should not charge.

Also for July the guests have time to re book somewhere else.
