House Rules

I have 4 guests for four days and suddenly realized the guy who booked has been a member since November 2016 with no reviews.  I asked him if I was his first Airbnb and he said no which leads me to my question.  His group is not following the house rules and I have spoken with them twice. I went downstairs while they were out today and the kitchen is a disaster with dirty dishes everywhere. 

 

 I'm beginning to think they stay places, leave a mess and then leave no review so no one ever knows what slobs they are.  I have posted that the quiet hours are 10pm to 8am yet they have kept me up until 11:30 pm the past three nights showing absolutely no respect for me.

 

 How do I handle this with Airbnb so they don't do this again to another host? They haven't done anything truly destructive so I'll wait till they leave tomorrow morning, clean the place up, including washing all the dishes, and leave a review that probably will never show.  Any suggestions???

That is what I'm hoping for. After they leave this morning I will take pictures that are time stamped and send them to Airbnb with a detail of the events. People like this should not be allowed to continue taking advantage of the system.

A) you certify that you and all your occupants including any visitors are free of COVID at the time that you make the booking and until you depart the property B) all guest agree to comply with the bins roll out and roll-in schedule, else pay two hundred and fifty from your security deposit and or house rules guarantee amount for each bin at the property C) unable to rent if you are less than thirty years of age, please do not make a booking if less than thirty years of age. If you still making a booking it will follow the normal cancellation guidelines. D) charge is based upon total # of guests including visitors which count just like an occupant E) washer and dryer, wifi, heated pool, parking for more than one car, pets, etc., are add-ons for extra fee of upto $300 daily for each respectively, please do not make a booking unless you are willing to pay extra for such optional services F) id's of occupants & proof of home and work address of person making booking is required G) you agree to a phone interview and complete owners docusign sent to your email within four hours of the Manager sending it to you or attempting to send to you, else pay two dollars per hour if not completed and until completed H) a 5% convenience fee on entire charge including any guarantees, billed after the completion of docusign I) if you have visitors (besides the occupants / vistiors identified and paid for) or misrepresent the total number of occupants or visitors (all of which are unauthorized and a breach of house rules), you consent to forfeiture of all amounts paid including but not limted to your security deposit and house rules guarantee amount, for your misrepresentations and/or breach of house rules J) you agree to pay up to $7000 dollars (for up to seven days of stay, longer stays to be determined) via the resolution center for house rules guarantee. the exact amount is determined based upon your phone interview. this amount will be refunded to you provided you abide by the house rules K) surcharge of $4000 applies on top of the published price for all holidays and events in south florida including but not limited to easter, tortuga festival, presidents day, valentines day, boat show, christmas, new years dec 31 checkin and/or checkout and/or jan 1, thanksgiving, air and sea show, etc. if you are unsure please inquire prior to making the booking. for christmas and new years, both days are extremely high season / high demand and additional surcharge of four thousand dollars on top of the published price will be added for both the night of christmas and new years respectively. so if you book both then additional surcharge of eight thousand will required to be paid. L) this property does NOT allow sexual offenders looking to walk to the beach!! M) strictly NO noise outside after 10pm VACATION LICENSE AGREEMENT It is expressly understood and agreed that this is a short-term vacation rental (For US, under the provisions of Chapter 509, Florida Statutes) and is not a lease or other long term residential tenancy agreement. This Agreement is only for the licensed use of the Property for the stated Term. It creates no property rights in Guest and no rights to renewal or for recurring usage. This Agreement is also neither a Timeshare sale or a Plan of Timeshare Development, nor a Vacation Club. CONFIDENTIALITY: the property is in a high profile neighborhood that is home to many celebrities -- by signing this agreement, you agree to keep all information regarding the property strictly confidential (including all forms of media/internet) -- this covenant shall survive the expiration of your agreement. no photographs or video of the property is permitted. failure to abide by this covenant will be an actionable event of default under the agreement. Upon the terms and conditions herein stated, this Vacation License Agreement (“Agreement”) is entered into between the Manager as agent for the Owner (“Manager”) and the Guest (“Guest”): GUEST LIST AND OCCUPANCY:Use and occupancy of the Property is limited to the named Guest and Occupants and visitors as disclosed. Guest has been duly advised that maximum occupancy is eight adults and four children under thirteen years of age and that all occupants must be fully disclosed, identified, registered and paid for, else it would lead to the revocation of the license granted by the Manager. ALL OCCUPANTS AND VISITORS MUST BE APPROVED BY MANAGER IN WRITING, OR ELSE, GUEST WILL BE IN DEFAULT OF THIS AGREEMENT, WHICH WILL RESULT IN IMMEDIATE LOCKOUT AND FORFEITURE OF ANY AND ALL AMOUNTS PAID. Falsifying or Omitting occupancy as defined herein will result in immediate lockout and forfeiture of all amounts paid. If you are planning on having any visitors you will need to receive prior written consent from the Manager. The registered Guest and parties on this Agreement are the only individuals permitted on the property. Absolutely no visitors or any additional vehicle entry than what is disclosed herein, are permitted whatsoever, unless prior written permission is received from the Manager. Any violation of this agreement will result in immediate lockout and forfeiture of any and all amounts paid. The Guest accepting this Agreement must be of minimum age as set forth by the Manager and will be held jointly and severally liable for all other parties, occupants and/or Guests and their compliance with this Agreement, with listed policies, ordinances, rules and regulations and for any losses incurred by Manager or to the Property due to negligence, recklessness, intentional acts or vandalism. SHORT-TERM RENTAL:It is expressly understood and agreed that this is a short-term vacation rental (For US, under the provisions of Chapter 509, Florida Statutes) and is not a lease or other long-term residential tenancy agreement. LOCK-OUT:In the sole discretion of the Manager the Guest and all parties with the Guest will be subject to immediate lock-out from the Property if the Guest or parties of the Guest are determined by Manager (at Manager’s sole and absolute discretion) to have violated any terms of this Agreement, including but not limited to, misrepresentations made by the Guest, violation of the occupancy disclosure, pet provision, smoking, noise ordinance, Rules and Regulations and Terms and Conditions as posted and amended from time to time on the website or the property. Should the Guest violate any terms of this agreement or have found to have made misrepresentations then the Guest shall forfeit all amounts paid and there will be no refund of money. FALSIFIED RESERVATIONS:Any reservation obtained under false pretenses will be subject to forfeiture of all amounts paid and such party will not be permitted to check in and/or will be subject to immediate lock-out with the forfeiture of all amounts paid. DAMAGES:If for any reason the renter has canceled/stopped payment or violated the terms of this agreement, for each violation the Guest agrees to pay a minimum of $25,000 per occupant, as liquidated damages, plus reasonable attorney’s fees, plus court costs including filing and service of process fees. All Guests will be held jointly and severally liable for all other parties, occupants and/or Guests and their compliance with this Agreement, with listed policies, ordinances, rules and regulations and for any losses incurred by Manager or to the Property due to negligence, recklessness, intentional acts or vandalism. This covenant is a material inducement for Managers and Owners to enter into this agreement. Guests acknowledge and agree that the Manager may place Guests into collections and may forward Guests information to the Credit Bureaus, before litigation is commenced. I authorized Manager to charge my credit card for the amount due, plus ten percent fees. I agree not to cancel this transaction for any reason. CANCELLATIONS, INCOMPLETE OR NON-COMPLIANT BOOKINGS:Manager's Cancellation Policy: Canceled, incomplete or non-compliant bookings will not receive a refund regardless of the reason for the cancellation. All funds received from the Guests are NON REFUNDABLE except for security deposits, which shall be refunded, as appropriate. Vacation Insurance is recommended to be obtained by the Guest. Guests and occupants must comply with any mandatory evacuation orders. Should any of the representations made by the Guest in this agreement, the supporting documents, or while the Guest is licensed to be at the premises, are found to be false, then this would result in forfeiture of all amounts paid including but not limited to any security deposits and/or house rules guarantee amounts. ILLEGAL USE OF DRUGS:Should there be any evidence that would lead the Manager or the Owners to believe that there is any illegal drug usage of any type on the premises, in such an event, the Guest will forfeit their security deposit and house rules guarantee amount. Guests shall provide the Manager with a copy of their prescription at the time of booking, in no event will the prescription be honored once the booking is already completed. Illegal drug usage will not be permitted on the premises under any conditions. In such an event the Guest understands that such usage would lead to forfeiture of all amounts paid including security deposit and house rules guarantee amount. PAYMENT:In addition to the base rental fee, renter is also required to pay for cleaning fees, miscellaneous charges and optional add-on fees (listed in the Services Menu) if desired. Unpaid invoices or not completing docusign outstanding longer than twenty four hours, will be treated as if you have cancelled your booking in which event please refer to the cancellation policy, which states that there will be no refunds. Any breach of this agreement or utilizing unpaid optional services including but not limited to unpaid parking greater than ten minutes will result in forfeiture of all amounts paid. In addition the Manager may also revoke the vacation license agreement granted to the guest. INDEMNIFICATION AND INSURANCE:Guest agrees to indemnify, defend and hold Managers and the Owners harmless against all loss, damage, expense, penalty and costs including reasonable attorney's fees (through all appeals) arising from any action of the Guest or visitors of the Guest which causes injury or death to any person or damage to any property including acts and omissions of Managers and Owners even if due to Managers or Owners' carelessness, negligence, recklessness, tortious conduct or intentional acts. Guests hereby represent that they have health insurance with a deductible of no more than five hundred dollars as well as vacation insurance and/or renter’s insurance. Guest agrees to indemnify, defend and hold harmless Managers & Owners against any claims by third parties for money damages, injunctive relief or any other relief sought against Managers or Owners to the extent any such third party claims relate in any way to the subject premises, including claims where the alleged harm was caused by Managers or Owners' carelessness, negligence, recklessness, tortious conduct or intentional acts. This covenant is a material inducement for Managers and Owners to enter into this agreement. PETS:Pets are not allowed in or on the Property unless indicated in advance in writing and secured with a non-refundable Pet Fee. SMOKING:Smoking is strictly forbidden inside the Property. Smoking is only allowed “outside”. Evidence of smoking inside the Property will result in immediate lock-out and forfeiture of all amounts paid and will result in additional Cleaning Fee to Guest as Excess Damage Cost and will be deducted from the security deposit and/or house rules guarantee amount. Cigarette butts around the property will also result in extra cleaning fees to be taken out of deposit. CASUALTY OR DESTRUCTION:Should the Property be destroyed or rendered uninhabitable by an Act of God (including, but not limited to, hurricanes, storms, floods or fires), or by environmental disaster, or loss of utilities prior to occupancy by Guest, then all payments made hereunder shall be nonrefundable to Guest. Guests have represented that they have purchased travel insurance. UPON CHECKOUT PLEASE LOCK THE PROPERTY:Guests do not need to contact Owners or Managers to check out. Guest is to secure and close all doors and exit the premises no later than the checkout time as defined herein. If the lights, fans, tv, etc, are left on upon checkout then the Guest consents to the charges as per the add-on service menu or check-in instructions, along with any other services utilized or damages found upon guest checkout including but not limited to additional cleaning charges if required. Base rent if overstay past checkout time or before the check-in time is twenty five hundred dollars. Should guest fail to check-out by ten am or check-in earlier than six pm, then the guest will be responsible for an additional fee of eighteen dollars for each additional minute that guest and/or guest’s luggage/belongings or vehicles remain on the premises, this charge is in addition to the base rent due above. The foregoing charges are in addition to any other additional remedies including forfeiture of all amounts paid. Furthermore, should the Guest fail to vacate the property by established check-out time on date of departure, then a) Any and all belongings, luggage, or property left on premises, will be deemed abandoned and shall be the property of Manager; b) The Guest and the occupants, shall be subject to the monetary charges as defined herein; and c) Guests will be deemed guilty of trespass on the property under Section 810.08, Florida Statutes, and shall be subject to immediate arrest for this crime, which is punishable by up to one (1) year incarceration. SECURITY DEPOSIT AND HOUSE RULES GUARANTEE:This will allow the Manager to subtract amounts, in the event of the breach of this agreement or any damage and/or any optional add-on services listed in the Services Menu or Check in Instructions that Guest has not advanced payment for, but chosen to utilize. Guest consents and authorizes the Manager and the Owners to offset these for any fees due from the Guest, including attorney fees, incurred by the Manager or the Owners with respect to any activities concerning the Guests rental of the premises. If any representations made by the Guest are found to be false or untruthful or partial misrepresentations, then Guest understands this would lead to forfeiture of all amounts paid including security deposits. Security deposits including the house rules guarantee amount would be refunded as appropriate, in approximately one hundred and eighty days after departure however should the age group of the primary occupant making the booking be less than thirty five years of age then the deposit would be refunded in one hundred and eighty nine days instead. Should the security deposits amounts on file exceed the damage caused to the property then Guest consents to: A. Placing the Guest on the permanent blacklist of vacationers so that Guest can no longer rent anywhere in the United States B. Guest consents to being charged with the crime of criminal mischief under FL Statutes Section 806.13 punishable by up to one year incarceration. Non-U.S Guests consent to extradition from their home country back to the U.S in presence of an extradition treaty between the U.S and their home country for the Guest to face criminal charges in the United States C. International Guests consent to being reported to the Department of Homeland Security for their deportation and their permanent ban from re-entry into the United States NOISE ORDINANCE(S):Guest agrees not to use the premises in such a manner as to create a nuisance to others in the area. Guests further agree not to conduct business or commercial activities on the premises. The Property is located in a neighborhood, which has a “noise ordinance” in effect all day. All Guests agree to respect the Noise Ordinance and to use common sense in keeping noise volume low all day. Any police enforcement actions by the City, County or Home/Condominium Association are at the sole risk and expense of the registered Guest and will result in immediate lockout and forfeiture of all amounts paid, including any security deposits and house rules guarantee amount. NO PARTYS OF ANY KIND ARE ALLOWED WHATSOEVER. In the event that any official is called for noise violation(s), drugs, disorderly conduct, excessive alcohol, or any other nuisance, this will result in all of the following: a) immediate lock-out and forfeiture of all amounts paid b) revocation of your vacation license c) forfeiture of any and all amounts paid including any security deposits d) immediate arrest for trespassing for failure to immediately leave the premises. We have never had an incident yet and we hope you help keep it this way!! LIMITED LIABILITY:Guest agrees that any potential recovery obtained against Manager or Owner shall not be against the Owner’s interest in the subject property. Instead, the sole source of recovery is capped at the base amount paid by the Guest to rent the vacation premises. This provision is a material inducement to the Owners in agreeing to enter into this agreement. DAMAGES AND MISSING ITEMS:Any Damage Costs will be also charged immediately to the Guest’s deposit. Guest assumes full responsibility for any items found to be missing and any damage due to misuse, negligence or action on Guest or Guest’s visitor’s part. Guests have had the opportunity to inspect and review the property and hereby agree that the property is in excellent / mint condition. Repair, maintenance, cleaning issues or damaged items must be brought to the Manager's attention within sixty minutes of checking in, or the Guest will be held liable for all such damages or repairs. Manager will not be responsible for any unauthorized expenses incurred by the Guest or his/her guests. Costs of needless or unauthorized service will be charged as Excess Damage Cost against the credit card on file or security deposit at the option of Manager. Guest waives the right to receive copies of any invoices or estimates obtained by the Manager, with respect to charges related to Guest damages and/or repair. Maintenance responsibilities are as follows: Manager: Electricity, water, sewer. Guest: Plumbing, Long distance or toll calls, Internet connection fees, beach towels, beach chairs, extra cleaning fee (if Guest leaves Property messy or damaged, as above), or utilities usage. Thermostat may be lowered down to, as low as per the norm of this property, however should the Guest want it even cooler than the norm then such drastic temperature drop may be purchased for a small fee. If any of the preceding charges are incurred, an Excess Damage Cost will be charged against the deposit. The Guest is fully responsible for weather damage, vandalism and theft. PLUMBING:Plumbing problems need to be brought to the Managers attention within 60 minutes of check in, or else the Guest will solely be responsible for handling any plumbing related issues. Guest has been duly advised to the following: No female hygiene or baby wipes products can be flushed down the toilet Only use septic safe toilet paper should be used PERIOD INSPECTIONS:The Guest understands, agrees and consents to periodic inspections that the Manager or Owners may choose to execute, with little or no notice, to ensure everything is as it's intended to be with the said Guests including but not limited to number of Occupants. CHECK-IN INSTRUCTIONS:Guests are responsible for compliance with all rules and regulations including those outlined in the check-in instructions such as trash bins roll-in roll-out schedules etc. ACCESS TO PROPERTY:Guest agrees to allow maintenance to work on the property should the Guest request the same. If Property is placed on the market for sale or rent, Guest agrees to allow the Property to be shown to prospective buyers. Property may be shown to prospective future Guests in the same manner. The exterior or interior maintenance to the property shall not exceed eight hours on any given day. This provision is a material inducement for Owners in agreeing to enter into this agreement. DISPUTE RESOLUTION:In the event of any dispute of any nature arising under or in relation to this agreement, the sole and exclusive venue/forum for any such disputes will be Broward County, Florida. If the Guest commences any type of proceeding in a forum other than Broward County, Florida, then this will constitute a material breach of this Agreement and Manager/Owner will be entitled to recover its reasonable attorneys’ fees and costs incurred in defending the improperly filed proceedings. Guest agrees to submit any dispute to binding three-panel arbitration (in accordance with the rules and procedures of JAMS), all filing fees and costs to be borne by Guest. Each party selects one arbitrator, at that point, the two arbitrators must agree on the selection of the third arbitrator. In addition, the parties agree that any and all potential claimants must file separately and independent of any other claimants. Any claim by Guest is waived if not filed in accordance with the terms set forth herein and within 30 days of Guest(s) date of departure from the property. However Manager/Owner has the option (while the Guest does not) to commence litigation against Guest in the County or Circuit Court of Broward County Florida. If litigation (which can only be commenced by the Manager / Owner) to recover possession of the demised premises or for breach of the confidentiality provision by the Guest or should the damage exceed the damage amount on file or for any other violations of this Agreement by Guest(s), then the Guest agrees to waive any and all counterclaims, affirmative defenses and setoffs. If Manager or Owners employ the services of an attorney to enforce any conditions of this Agreement, the Guest is liable for Manager or Owner's reasonable attorneys’ fees and costs. Furthermore Guests understand and agree that all Guests listed herein, staying or visiting the Property are jointly and severally liable. Should any Guest breach the terms of this Agreement, or violate any of the Rules and Regulations, then Guest consents to Manager/Owner using any images, identifications, videos and/or audio recordings of Guest for publication online. Whether the Guest has breached the agreement or violated the rules and regulations shall be determined at the sole discretion of the Manager. SUCCESSION ASSIGNMENT:This Agreement is binding on, and the benefits inure to the heirs and personal representatives of the parties. However, neither this Agreement nor any rights hereunder may be assigned (in whole or in part) by Guest. NO WAIVER:The failure of either party to this Agreement to insist upon the performance of any of the terms and conditions of this Agreement, or the waiver of any breach of any of the terms and conditions of this Agreement shall not be construed as thereafter waiving any such terms and conditions, but the same shall continue to remain in full force as if no such forbearance or waiver occurred. EFFECT OF PARTIAL INVALIDITY:The invalidity of any portion of this Agreement does not and will not be deemed to affect the validity of any other provision, in the event that any provision of this Agreement is held to be invalid, the parties agree that the remaining provisions shall be deemed to be in full force and effect. GENERAL TERMS: A. This Agreement is made in, and shall be governed solely by the laws of the State of Florida and Chapter 509, Florida Statutes. Venue for enforcement shall be Broward County, Florida. If any section, clause, paragraph or term of this Agreement is held or determined to be void, invalid or unenforceable, for any reason, all other terms, clauses or paragraphs herein shall be severed and remain in force and effect. This Agreement is taken in full compliance with federal, state and local Fair Housing Laws, without regard to race, color, religion, sex, country of origin, handicap or familial status. B. Guest is to be mindful that this Property is located in a residential neighborhood. Guests are expected to be courteous to residents and other guests, to be respectful of the rights of others, to not be noisy and to respect the posted speed limit inside of the neighborhood. No partys of any kind are allowed. C. Acknowledgment: By paying, I/We understand and accept the terms and conditions on all pages of this Vacation License Agreement. Without the acceptance of the following Disclosure and Waiver this Vacation License Agreement would have never been accepted by the Manager or the Owners. D. Both parties understand and agree that neither Owners or the Manager nor Guest shall be deemed to have drafted this Agreement and there shall be no inference drawn against either party on this basis. Both Manager and Guest have consulted with counsel of their choice and both parties enter into this Agreement with complete knowledge and understanding of all its terms. E. Any modification of this Agreement or additional obligation assumed by either party in connection with this Agreement shall be binding only if evidenced in writing signed by each party or an authorized representative of each party / the parties understand that verbal agreements are non-binding. F. This Agreement shall constitute the entire Agreement between the parties and any understanding or representations of any kind preceding the date of this Agreement be binding upon either party except to the extent incorporated in this Agreement. G. All funds received from the Guests are non refundable except for security deposits. H. Guests agree at all times to comply with the terms of this Agreement and the House Rules as posted on the listing and the property, which House Rules are incorporated herein by reference. If available, Itineraries of ALL occupants BOTH ways (Arrivals and Departures). INTERNATIONAL TRAVELERS - PLEASE PROVIDE THE FOLLOWING SUPPORTING DOCS: Email Outlining 1) Names of all occupants (including any visitors) 2) their ages 3) along w/their ID. Copies of Passports (from Country of Citizenship) along w/ Valid Visas for ALL occupants. Copy of any recent documents showing your present work and home address. If available, Itineraries of ALL travellers BOTH ways (Arrivals and Departures). _ (Guest Initials) Guest agrees to provide the above documents within 12 hours. Should the Guest fail to provide the above documents within 12 hours then a penalty of $2 per hour shall accrue until such documents are received. _ (Guest Initials) Unpaid or outstanding invoices after 12 hours will accrue a penalty of $2 per hour. DISCLOSURE AND WAIVER all visitors must be approved by the manager in writing, or else, guest will be in default of this agrement, which will result in immediate lockout and forfeiture of any and all amouts paid. Falsifying or Omitting occupancy as defined herein will result in immediate lockout and forfeiture of all amounts paid. no partys of any kind are allowed whatsoever unless agreed in writing, in advance with the property manager. _Guest Initials that they understand the ramifications of falsifying or omitting the total number of occupants including any unregistered guests and/or visitors and/or having partys and/or making false representations. 1. I acknowledge and understand that in the event that I, my family members or guests, elect to use the parking spaces, pool or other facilities located at: “HARBOR BEACH UNIT 2 21-18 B LOT 2 BLK 8”, I, my family members or guests will be exposed to a variety of risks associated with said environments, as well as the equipment, products and conditions that may be used therein and existing at said time. 2. In consideration for the right to use said premises during the term of my stay, the undersigned, I, my heirs, executors and administrators, release and forever discharge Manager and Owners, their successors and assigns of all liabilities, claims, actions, damages, costs or expenses which the undersigned may have or require in the future against Manager and owner and arising out of or in any way connected with my choice to use said premises, and including injuries and physical ailments which may be suffered by the undersigned before, during or after my stay. 3. Guest agrees to indemnify, defend and hold Managers and the Owners harmless against all loss, damage, expense, penalty and costs, including reasonable attorney's fees (through all appeals) arising from any action of the Guest or visitors of the Guest which causes injury or death to any person or damage to any property including acts and omissions of Managers and Owners even if due to Managers or Owners' carelessness, negligence, recklessness, tortious conduct or intentional acts. Guests are encouraged to secure the appropriate vacation insurance and/or renter’s insurance. Guest agrees to indemnify, defend and hold harmless Managers & Owners against any claims by third parties for money damages, injunctive relief or any other relief sought against Managers or Owners to the extent any such third party claims relate in any way to the subject premises, including claims where the alleged harm was caused by Managers or Owners' carelessness, negligence, recklessness, tortious conduct or intentional acts. This covenant is a material inducement for Managers and Owners to enter into this agreement. 4. Ultimately, vacationers and its guests acknowledge that they use the house in its entirety “as is”(including indoors, space, garden, swimming pool, front fence without photo sensor, decks and docks) at their own risk and agree to hold harmless the owners from any lawsuit. Vacationers have been made aware that there is risk of personal injury and/or property damage due to falling coconuts and other vegetation from coconut palms and other vegetation on the property. Vacationers agree to indemnify, defend and hold Owner harmless for any damage or injury caused by falling objects on the property. 5. All interior showers have premixed hot water. Guests are still advised to exercise caution. However the hot water in the sinks is not premixed and requires additional disclaimer along with additional fee. 6. Guests have been duly advised there is video and audio surveillance inside the locked utility room and the locked master closet, as well as instruments on premises exterior entrances which record video and audio. Guest consents to audio and video recording from as such. This property is provided without pool fences or baby fences and/or deck fences. Vacationers acknowledge that no fences were installed when they entered the premises of the property.

@Helen3  I'm assuming he posted it as the most insanely long set of house rules he ever ran across.

Undoubtedly that long for a reason.

OMG

I started with a half page of additional House Rules and am up to 6 pages - ALL in response to stupid stuff guests have done over the years (broken refrigerators, washing machine thrown off kilter, burned items - both surfaces and cookware - in the kitchen, spills and stains that were hidden, broken items that I was never told about but found later, marks and knicks on walls.....and more).

 

If I were you, I'd copy those rules, modify them for your property, and use most of them. If you don't CYA and there's an issue, it's more difficult for you to get compensation and sometimes issues level up to legal matters outside Airbnb. Be smart. A lot of people are lovely. A lot are not. Have your House Rules locked down.
