How to list at two prices -- for home share or for full house?

I own a house in Santa Monica and have rented the whole house out from time to time to guests who stay at varying lengths.  Laws have changed so if the rental stay is 30 days or less, I must remain on the premises; beyond 30 days, they can take the whole house.  Both scenarios work for me.  I can live in studio apartment connected to the back of the house while renters stay short-term, and I can clear out entirely for the long-term.  

 

My question is:  what's the best way to handle this?  I've basically got two configurations for the same property with different pricing schemes.  Yet they share the same calendar.  And I'd like to explain the two options for long-term renters on a budget who might want to only rent the front part of the house.
