The guest booked our house on from 11 March - 16 March 2018
But I can not accommodate for them on that day ( Lease the house for long-term customer )
I contacted and told our guest about this, and asked them to cancel the reservation and offerd a fully refund incluced Airbnb fee.
But they didn't accept it, they wanted me to cancel it by myself.
If I have to cancel, is it ok to cancel it in beginning of March 2018 ( today is 20 Dec ), they threatenend to sue me because I can not accommodate them, if I cancel it, do they have any right to do it ?
Thanks
Call ABB customer service and dont wait till March as not fair to guest to cancel at last min
I already told them about this and I'm working with my long-term customer so I can still host them.
@Kiu1, you have 16 listings, can’ You lodge them elsewhere. Offer an upgrade?
i would call airbnb and say, that you offered full refund including the service fee and still do. You could probably lodge your long term guest elsewhere, for the duration and still host them, but after they threathened to sue you - for a full refund ?! -, you got the impression, that they are not interested in any reasonable relations. You Feel Uncomfortable wth them, do not want menacing people in your house etc etc.
With luck, you should get airbnb to cancel and waive the penalties. Otherwise you loose the superhost badge.
They cannot sue you anyway, or at least they have to convince a judge, that the Terms of the stay obliging them to accept airbnb’s decisions, do not apply, the same stay, they sue you about not upholding. A bit selective...
I just checked the reservation, it was canceld by ME and I sure that I didn't do that, I don't know if Airbnb could do that, I already contacted my long-term guest and arranged it, so I still can host them ( but I think he won't want to stay there ).
I already contaced AirBnB and waiting for there response.
@Kiu1, check your account closely before you get really furious. It can show cancelled by you , when you really do it and encurr the penalties, but it can also show that, when it’s done because the guest calls and they want to break up an escalation. If you had already offered to host them nevertheless or if the long term guest comes via airbnb and your trying to areange it is on the site, you would still see the cancellation, but may avoid penalties. Keep talking!
Thank you for your reply.
At first I show it show cancelled by me, then I contacted them on Twitter and after that, it changed to "canceled by guest".
Did you block out the dates beforehand so they can't be booked by someone else. I do that when I have visitors coming. Prevents someone from booking the dates.
