I would love some feedback.

I am a first time Host and I am booked for the next 2-3 weeks. I am currently hosting my first guest and it is going well. Please take a look at my listing and let me know what you think. I am eager to get some feedback. Thanks a bunch!

Thank you for the feedback. I wanted to get my feet wet and get a few reviews and then raise the price. Since I already have bookings for the next few weeks, I will raise the price after my first review. The profile picture, I will find one that is a little more "happy" inexpressible. But thanks for the feedback. I really appreciate it.

My husband and I did the same thing at first.. We started off at 120 and once we got a couple of good reviews we raised it to 145 and surprisingly it didn't run people away. We are booked through the summer have bookings even for the fall and even posted holiday rates and have 11 days after Christmas through New Years booked. I believe it's because we are in also in a tourist area NYC. So you being in Orlando are in a similar position and should do really well!!! All the best 🙂

Hey, 

 

These are my thoughts and I’ll concentrate on stuff not covered already -

 

Your listings titled Elegant Resort Style Oasis, requires a check- in review. In the section 'The Space' your check -in time is any time after 2pm, however in your house rules, your check in time is 3-10pm. This will create a bit of confusion as one has a window and the other doesn't but has an earlier check-in time.

 

Your second listing titled Just Like Sleeping on a Cloud, I would suggest you upload at least a couple more pictures of the actual bedroom room that is being shared. Upload pictures that show the entire room so the guest can see the layout and where the other person who will be sharing the room will be sleeping. Currently you have  two pictures but these only show the corner with the bed and what looks like a table right next to the bed and then a wall on the immediate other side; It gives a cramped appearance whereas a picture of the whole room will open it up a bit more. 

 

Also still on regarding Just Like Sleeping on a Cloud, perhaps describe the room a bit, give some details like who the guest might expect to share the room with i.e. yourself, another guest, mixed or same sex etc. these kind of information is important especially when sharing a room.

 

I would also suggest that you indicate the maximum number of people that might be staying in the property at any one time and perhaps size of your property i.e., one bedroom apartment, maximum number of guest at any given time would be 4 people, two in the living room and two sharing the bedroom.

This will give the guest an idea close their interaction with other guest might be/ level of privacy they might expect to have during their stay.

 

Elegant Resort Style Oasis states there is 1.5 bathrooms while Just Like Sleeping on a Cloud states there is 1 bathroom. Since this is the same property, is this correct or does one of the listings need to be amended? 

 

Other than that, breakfast offer is great, lots of local information and very attractive offer of access to gym, yoga studio, media centre, volleyball court, and choice of 4 pools; I'm assuming these are free since there is no mention of extra cost. You seem set to go - happy hosting 🙂

@August2, I noticed an inconsistency. In your 'Oasis' listing, you state that the kitchen is not accessible to guests, but in the Winter Park 'shared room' listing, you say that guests have access to the kitchen.
