Improving Flexibility of Availability Bands. Fixed 3 month Settings, not fit for purpose !

Hello Community help, 

 

I'm posting this to try and encourage some discussion about the fixed 3 month setting. 

It hurts commerciality - for Hosts in terms of income at busier times, for the Platform - through reduced choice, and a lower chance of bookings from which income is earned, and it hurts the Traveller through the restriction of choice and an averaging of pricing for shorter stays at a higher price per night.

All of the other main platforms have better flexibility than AirBnB. And it forces us to offer less good options on AirBnB than we might, if there was improved setting functionality.

 

On the calendar settings where we can offer the number of night minimum’s

In December, we are happy to offer 4 or 5 night minimum’s before Christmas,

 

However through the High season period of January and February etc, we definitely want to offer a minimum weekly rental period.

 

The three month banding, has the effect of forcing us to restrict the number of nights we can offer in the early part of December.

We do not want to offer 5 night ‘instant book’ stays in February when there is really high demand at better paying rates.

 

Could you not make the bands for the minimum number of nights be variable month by month like they are on the other major platforms ?

 

Another critique please – we would like you to offer tools to reflect different nightly pricing depending on the number of nights being stayed.  the existing discount sytem is clumsy at best.

We would like to be able to offer the same rate for 6 or 7 night stays.

Happy to give the value equation for the weekly rental, but we don’t wish to push up the nightly rate for the daily calculation of rates for shorter stays ‘by default’.

Prospective guests only wanting to stay for 5 or 6 nights do not see our listing and cannot book because you are forcing us to choose between maximising revenue from weekly rentals, or getting a much lower income for shorter stays.

You can ignore the seasons AirBnB suggest and set all bespoke date ranges....it's there as an option on the same dropdown menu
