Hi all,
I am relatively new to hosting but have now welcomed around 20 guests and all have given me a 5* review with 100% of guests submitting reviews. However, AirBnB are reporting that only 21% of guests have posted reviews which would mean that I don't get my Superhost standard on 1st July.!
Has anyone else encountered this problem and, if so, how did you resolve it?
Thank you in anticipation....
Pauline
Phew! Mine is also back where it should be now. Thanks for getting this fixed!
Oh I wish! My dashboard is a MESS
i'm new to airbnb and have two reservations confirmed...but airbnb is saying i haven't accepted the reservations. i've responded to both parties. the dates or blocked on my calendar, i don't know what else they want me to do. can someone tell me if there is something else i am supposed to do?
@Allyson36 Are you saying you just messaged the guest back, saying you would be happy to host them and blocked the dates yourself? If so, that's not how it works. You have to click on "Accept", then the guest gets charged by Airbnb, and the dates get automatically blocked. If you haven't done that, you don't have confirmed reservations and the guests haven't been charged and you won't be paid.
If you did it all correctly, then I don't understand why they'd be saying you haven't accepted the reservations.
thanks for your reply. It did finally get worked out. I did not block the dates they were blocked, I assume when the guests made the reservations. Since you were so good to answer that question, I like to know what my guests plans are while they are staying with us as we live in one end of the house. I don't mean to be intrusive, but getting a response is sometimes like pulling teeth. My hope is that my guests have plans elsewhere, like a wedding or family reunion not just "hanging out" at my house. My listing allows up to a 2 week stay, but mostly I get 3-4 day weekend stays, which is ideal in my opinion. Do you have any suggestions in how to word my questions so prospective guests don't think I'm a nosy old lady?
@Allyson36 I know many hosts do ask those kinds of questions. I'm a home host myself, and I've been lucky that almost all my guests have volunteered that info when they book, so I haven't had to ask. Plus I live in a touristy beach town, so that's basically why they all are coming.
For one thing, you can state in your listing the type of guests you prefer, as in "As this is also our home where we live, it's a better fit for guests who have plans for being out and about quite a bit during their stay, exploring the area and the many things it has to offer, rather than guests who just want to hang around the house all day. Of course we are friendly, enjoy our guests and expect you to relax and enjoy the space we provide, but busy, active guests are what works best for us."
And if you want to ask them in a message, just throwing it in casually among other stuff, rather than a interrogation, something like "So, have you been to this area before? Anything special you're planning to do or see while here?"
Of course, I've read posts from hosts whose guests said they were really sporty and would be going for runs and yoga classes and all that, or wanted to visit the museums and art galleries, and in fact just ended up driving the host crazy because they stayed in their room all day, only scurrying out to go to the bathroom or make a cup of tea, like some kind of cave creature, or lounged about in common areas all day, taking over the coffee table with all their gear, so how a guest portrays themselves is no guarantee of the truth.
