Just rang SGIC and they don`t provide Landlords insurance as you have to have clients be there for at least one month, not weekly or 3-4 days. Have to go through a Company Share.com, any advice ?
What insurance does everyone get and with who ???
I tried looking up share.com. There is nothing on short-term rental insurance. Did you mean to post another website?

In the USA there is CBIZ.
CBIZ only offers coverage for non-owner occupied vacation rentals. If the host is present in the home during the rental period, they won't cover it.
You can check out Peers.
I "checked out" peers. They are no longer in business but will continue to charge your credit card. My suggestion don't enroll with them, there is no way to reach anyone who drafts the policy.
In the thread under Host Circle where I specifically asked about Peers, you responded to that thread several times as well. I was asking in that thread if there are active Peers customers who are subscribing to that policy, I got no responses.
In December I enrolled with Peers based on advice I saw on these forums. My CC was charged for a partial month and a new month. But I never received a confirmation of enrollment and no policy was emailed to me. I emailed Peers/portercurtis to the email provided on their page, no response. There is no customer service or any other way to contact them.
I disputed the charges on my CC yesterday because it seems pointless trying to get them to acknowledge the coverage, also it would be a nightmare if I actually had to submit a claim.
It seems that this advice is being passed on without any verification that the coverage is useful or if the company is actually in business. That's why my advice to the TS was not to enroll with Peers.org because based on my personal experience they are not responsive to customers.

Yes, this is a sample policy. On page 8, the terms are no longer applicable to a new subscriber, so each policy holder must receive their own valid copy, which I couldn't get from PorterCurtis. I am not sure what you are trying to say here.
My only concern is this advice being passed on without anyone verifying it, so I shared my experience in hopes that people will stop advising of something they have no personal knowledge of. It creates a wrong impression and leads to confusion for those who actually end up following the advice.

I called my insurers and they kept talking about long lets - if short lets apply they want to know how many people are staying on what date - they won't charge per let but it will affect my policy - by how much I don't know so I wanted to know if Air B & B's fee covers anything other than accidents in the home. I just discovered Proper Insurance, which is an affiliate of Lloyd's of London. They specialize in insurance for the owners of short-term rental property. In my case it was just what I needed. I can't post a link here, but you can find by googling. They are active in many countries.

I have posted this before on other pages but, this question is coming up time and time again so, here we go again....
A lot of posts have given graphic details of the problems associated with trying to avail yourself of this umbrella insurance cover that Airbnb offers. The reality of it is, YOU SHOULD ASSUME THIS COVER DOES NOT EXIST! A damage deposit is possibly a prudent thing to include in your listing details for the odd broken or 'mis-placed' item, but we are now seeing reports of some guests facing bills of thousands of dollars for damage to major fittings that they thought would be covered by with this 'warm and fuzzy' Airbnb protection cover. The terms and conditions of the Airbnb cover have been so cleverly crafted, that, realistically it covers you for three quarters of nine tenths of bugger all.....forget about it, it's a marketing tool!!
Most general insurance companies will not cover 'rental property' under their homeowners insurance agreement! In fact some are even cancelling existing policies if they find out a rental agreement is taking place!!
I can't speak for the rest of the world but, for Australian hosts a company called 'Sharecover.com' offers insurance cover specifically for either Airbnb or Stayz hosts from $3.80 per night for $200,000 building cover and $40,000 contents cover with a $10 million liability cover. You pay ONLY for nights when guests are in residence. Now this sits well with my property because it is separate from the main residence but, it shares some facilities with the main residence. You can take out cover on-line on the spot! I currently have guests in my cottage and for the 4 nights they will be here my premium is the princely sum of $15.30 AU!....It sure is peace of mind and every host should be using it
There is also an Insurance company called 'Teri Sheer' (Part of Suncorp) who have an excellent reputation and provide Landlord insurance for rental properties but they do not offer cover for shared properties.
Sharecover are a good option because they insure specifically for the Airbnb platform, and their coverage rates are reasonable.
Dale and Jo, I find it hard to believe that this sort of cover does not exist overseas but it does certainly exist here. Now I have not been thoroughly through the 'product disclosure statement' but I have had lengthy discussions with the company and am satisfied that it is a good option.....Cheers.....Rob
