Is the Fixed Rate per person per night or per room per night?

Hi Im new to this site.  Do we charge per room or per person.  I have two rooms ajoined to each other and can take four guests at a time.

That's up to you and how you set it up.  Airbnb generally operated on a "per night" basis - but you can set your rate low enough for it to be for 1 person and then add on an additional amount per person, per night over 1 person.

My guest room fits two people - I have my rate set at ~$30/night with an additional fee of $5/night after the first person.

I have a new problem, my price per night became lesser than the one I set. I don't have and never had my smart pricing option on.

Can someone please explain.

My nightly rate was supposed to be 4990.00 but a booking inquiry came through and showed it  as 2776.24 per night.

Somebody please explain
