Should I make it a bit more expensive in summer or not?

Your price is very cheap as it is.

You need to factor into account costs for your time, electricity, water and cleaning etc.

 

Have a look to see what other listings in your location  are charging and offering to get a comparison. Have a look at what your competitors are offering at various times of the year.

We find that dynamic pricing (higher during the busier months and lower in quieter months) is essential to maximising occupancy and revenue for the properties we manage. 

We don't suggest using Airbnb smart pricing as the prices are generally too low but you can compare your listing to others in the area and adjust your prices weekly or use a pricing tool to adjust prices automatically based on demand and occupancy in your area.

We also only open our calandar for a 3 month booking window as 90% of all bookings tend to arrive in this time-frame.   Most people booking outside 3 months are looking for a bargain and you might end up selling yourself short.
