Lack of reservations

Hi everyone, 

 

I am a new host on AirBnB and am hoping to rent out my Spanish villa over the summer months. We have set up a listing and been active online for a few months now, but have not had any reservation requests come through. When we tried searching for homes in our area, our listing did not appear! As far as I can tell from our profile, it is all set up and ready to go so I'm confused as to what we've done wrong? 

We don't have any reviews or ratings yet as I am a first time host but surely our property would still appear in searches? 

 

Any advice you can offer would be much appreciated!

Hello Carole,

 

Welcome to Airbnb.  I was able to find your listing, however I noticed two things.  First I could not book because no dates are open, all months and dates are blocked from booking.  Second, your listing appears to be twice the cost of the average listing I see in your area.  You should probably address those two issues.

Hi @Carole412 - I too found your listing, but as @Howard42 says, you're probably double the price of comparible properties (in July). There's also a fair few nearer the coast which are significantly cheaper. And of course, to charge top dollar, you need some decent reviews under your belt, so it's a catch 22 situation. Good luck all the same.   

Thank you Howard and Gordon, I'm glad it appeared for you! We thought the price was reasonable but based on your suggestions we've tried lowering it - will see if that increases our reservations!

Hi @Carole412, All dates on your calendar appear blocked so no one can book - check your availability settings or contact Airbnb so you can start to take bookings. Cheers, Jaye

You must check your calendar regular things do change, also there is a feature on airbnb for new listing which offers a 20% discount for the first 3 bookings did you set that? and beleive me it does work when people are searching in your area it shows that you are offering a discount it worked for me last years then you will get the reviews you need, if you didnt set it when you first listed Im afraid you cant go back and do it now.

The only thing you can do now is go to Price settings and you will see weekly discount try it that way

Like others have said check against other listing in your area it's not what you will pay it's what guest will pay.

Go through their reviews other host I mean maybe give you some ideas, get some feedback

Your calendar is showing fully booked unblock it all
