I wish to help you out some more to save you from a HUGE headache.

First @Shammi0, turn off Instant Book immediately until you have corrected issues with your listing and have some experience as a host.  

I see some huge errors in your listing (I think)

Are you saying I get your entire place, all 10 bedrooms and I can have 16 people stay all for the low price of $25USD per night and you serve breakfast (listed as bed and breakfast)

If you do not turn off Instant Book, someone will book at this price and you will either have to honor it or you will have to cancel which incurs huge penalties.

I believe if you have as many rooms as you have, you probably meant to rent it for $25 per room per night.  If this is the case, you will need to make a seperate listing for each room.  You should also have some House Rules in place.
