Long Term Rental Request One Year In Advance

I have a guest that has requested 29 day rental NEXT February. 

He is questioning why Airbnb is charging him FULL paymet NOW for this rental one year from now.

 

I have already *supplied my guest with the link on the website for the cancellation of a long term rental and provided him with 

an answer from the community center regarding HOW long term rentals are paid when booking.  

However, I agree with my potential guest that reserving payment for a substantial amount of money for the 28 day stay,

one year from now is a valid concern.  This is also a substantial amount of money I might lose.  

Is there any way around charging the guest so far in advance? 

 

I hope someone can help me soon.

 

My guest's questions/concerns:

Cancellation policy spefications.(long term?)

Total paid 1 year in advance?        Usually pay 20%-25% deposit and balance 60-90 days before occupancy date.

Hi @Jamie5,

 

This is the way Airbnb works and I can't see them changing it.  You could hold it for the guest for 9 months or so and then have him book but a lot can change in that time and you might lose him anyway.  I like the fact that they charge the full amount immediatetly as it shows some committment on the guest.

@Jamie5 While long term stays are lucrative, they also have inherent pitfalls.  I know in California where I am, long term stays greater than 28 days create tenants rights which can cause all kinds of problems.  Have you read the Airbnb articles on Long Term Stays?  If not, here they are:

@Jamie5 Oh, and I forgot to add, have you read Airbnb's host cancellation policy in the event YOU have to cancel?  I only accept reservations 4 months in advance because life has a way of interfering with plans.  It's worth reading:
