Long term bookings - payment problem and deposit

For long-term reservations, if there is a payment problem (if a traveler does not pay the last month for example), can the deposit be used to solve this payment problem? If there is a payment problem and the traveler refuses to continue paying, what are the options?

At "long term stay" reservations only the first installment is guaranteed (as it must be paid to confirm the booking). If guest does not pay a subsequent installment, Airbnb will notify you about it and the reservation can/will be ended. A deposit is not actually charged at start of reservation, so there is nothing to directly claim money from.

 

If guest also signed a renting contract , you can try to take (legal) action from that towards the guest. When the reservation has ended, Airbnb is no longer involved, but the renting contract is still there.

What does it mean in concrete terms ? What happens if the traveler don't agree with the ending ?


2) From a legal point of view, having 2 contracts that add up is not a good idea. What is the use of using Airbnb if you have to make your traveler sign a rental contract? Most people interested in long-term rentals ask you to sign a contract outside Airbnb. When you report the problem to Airbnb, they tell you that the problem is known, but that it doesn't matter because Airbnb offers guarantees that you wouldn't have with a rental contract.... What special guarantees superior to those offered by a rental contract offer Airbnb?
