Long-term room rentals on Airbnb in Maryland/PG county

Maryland/PG County hosts: In light of new regs going into effect on 10/1, I want to switch to long-term rentals on Airbnb (3-4 month minimum) with a lease signed at check-in. I would like to charge a deposit as well to satisfy my home-owners insurance policy but don't know how this will work on the Airbnb platform. I did short-term rentals for 3 years via Airbnb before the law changed and furnished long-term rentals with lease/security deposit via craigslist for years before that.

How do I do monthly rentals with a 4-month minimum? Anything else I should consider?  Has anyone tried this elsewhere in a house that is not owner-occupied? Why do this? I think electronic payments, Airbnb customer service and instant booking versus the setting up meeting times with potential craigslist tenants is much better.   How would I handle occupancy taxes?  Thanks.
