Loosing my place soon and having to cancel 5 guests for the next few months.

Hello, My name is Kayla and I have been an airbnb host for about a year now! 

I recently had to cancel my instant booked guest who requested their stay for September because my contract with the current place has an issue - and I might be losing the place in May. 

Do I still have to pay for any penalty for that cancellation if the guest and I agreed upon the cancellation right after his booking? 

I also have about 5 guests booked for May, June and July. I am trying to let them know asap that I might not be able to host them anymore but scared to do so because I dont know what the policy is on this and don't want to be hit by a huge fee.... What are the policies with this?

@Kayla114  Contact Airbnb, explain the situation, and ask what documentation you need to provide them to cancel all the reservations penalty-free under the extenuating circumstance policy. (Do some reading up abut this policy in the Help section of the Airbnb site first, so you are informed yourself). Do this ASAP so the guests aren't left stranded.
