Low rating

Airbnb contacted me and stated that I had 2 low ratings this last month. How can I find out what they were about so I can work on correcting the problem?

It is probably an automated message - I would not worry too much.  Unless guests gave you private feedback, it is really difficult to find out what they found negative and who they were.

I wouldn't worry about it. You have 121 reviews and I looked through some, and they all seem very positive about you and your place. It made me want to stay there. But if you want to know, I would just ask Airbnb for details on those 2 that they flagged. If they're going to point them out to you, they should at least be able to tell you what they are. In general I think Airbnb places far too much emphasis on the star ratings. The real story is in the written reviews.

Thank you Bob. I am just curious to know what it was. Unfortunately, Airbnb will not tell you and I think that is not right.

It is totally lame.  How can you improve when you have no idea what the issue was.  

that seems really unfair, it doesnt give hosts a chance to even defend themselves 😞

@Christa18   I am curious whether Airbnb said what they meant by  "low" was it 4 stars instead of 5?  I've seen a number of posts where 4 stars has resulted in an email to the host to "improve".

they did not mention anything. Just this:
 
 "WHERE TO FOCUS

2 low ratings last month"

@Christa18   Unfortunately, 'what to focus on' is the million dollar question.  You could look under your 'Stats' for the Airbnb Reprimand -  "room for improvement",  which everyone gets if they don't get 5 stars - anything below 5 stars is an Airbnb 'Fail'.  You can see which category it is in, from there it is pure guesswork.

It is not a problem. It wil make you insane when you stress about it, so don't worry. I have had that, a little warning triangle saying ''low rating'' but I think it was accompanied by a word, like communication. My answer is to stop looking at the stats page, works for me. Some guests give a 4, and if you are unlucky you will have a couple in a row and that will bring you a warning triangle.

I think it's just an intimidation tactic by Airbnb. Airbnb treats the guest like royalty, while treating the host like indentured slaves. This is just a show of power by Airbnb. The transaction is ultimately just a deal between you and the guest. And it's clear from your reviews that you are an excellent host. So just keep doing what you have been doing. There is nothing to improve on.

the tools are there, is up to you keep informed and get through the system.

Actually you can  find out very easily from the STATS page, you have just to keep track of your stars for each section, like copy&paste in a "Word document" the sections,  in this way everytime you get a review you will know exactly where you get the low rating, then you can ask at your last guest why and how you can improve. we do like that and it work.

Good afternoon!   So, I am a new kid on the block and I accepted my first guest booking for April 1-10th.  the request stated 1 guest, and I thought as I am new that would be a great number to start with.   To my disappointment, the guest arrived contacted me and asked if I would be coming to the house.   I informed her, "Yes, I live there."  It as then that she disclosed that it was four of them. Later, I discovered it was a total of 5 guests.   Needless to say, I was disheartened.    I  immediately informed ABB regarding the four instead of one and the fee was adjusted. She agreed to the adjustment but was apparently upset.

 

When they checked out, they made up the beds, but when stripped the beds to wash and properly organize, I discovered that one of the beds was a bloody mess.    Here is my discontent, this same guest gave me a bad review because I didn't have a tv in her room, I did not allow her to use my washing machine, and there were magazines under the dresser.  Now, how do you deal with that?
